An old factory town turned suburb

Formerly a factory town on the outskirts of Shreveport, the Cedar Grove and Lynbrook area today is a small residential community within the city, with much of its industrial framework and influence still intact. Since its annexation by the city in 1927, Cedar Grove and Lynbrook have continued to grow as a blue-collar community. To meet the housing needs of its growing workforce in the midcentury period, Sears kit homes proliferated, providing quick and affordable housing options for factory employees. “There are two of the older areas of Shreveport,” says Joel Hall, a local real estate agent with Re/Max Real Estate Services. “Most of the houses would’ve been built from the 1930s to 1960s.” With the neighborhood straddling Interstate 49, some warehouses and manufacturers form industrial zones providing jobs in construction, tile manufacturing, auto repair, air conditioner maintenance, plumbing and wholesale distribution. Across the community, 70% of the land is in industrial use. Nonetheless, the residential community remains integral with 3,200 homes in the area, most of which provide low-cost housing options to this day.

A low-cost neighborhood in a low-cost city

Outside of the remaining Sears kit homes, the neighborhood also includes Craftsman bungalows, duplexes and midcentury ranch-style homes. “There are many cottage-style homes, many with wood frames,” Hall says. “Starting in the ‘60s, you’ll see houses built on slabs but not before.” Prices in Cedar Grove/Lynbrook range from $30,000 to $75,000, more affordable in comparison with the rest of Shreveport. With an average home value of $163,000, Shreveport is already one of the least expensive cities in the U.S., as the average home value nationwide is quickly approaching $500,000.

Parks

Tucked away in a corner of the neighborhood is the two-acre Greenwood Park, encircled by a residential loop road. Children delight in the swings and slides on the mulched playground protected by a shade structure. In the open spaces of the park, adults and kids alike can fly kites, play soccer, or lie on the grass. Purple and orange-painted basketball courts encourage players to show off their skills, and an asphalt walking and jogging path winds through the area. Once you’ve worked up an appetite, there are covered picnic sites complete with grills to help quiet rumbling stomachs. Other recreational spaces in the area include the centrally located Cedar Grove Park, which includes a baseball diamond, basketball courts and a children’s playground. Nearby in the eastern part of the neighborhood, the A.B. Palmer Community Center features an indoor gym and swimming pool and some outdoor amenities, including lighted ball fields and outdoor basketball courts. Many in the community visit the recreation center, as it also offers after-school programs for kids and can be rented for parties and other events. In one of the older industrial sections of the community, large warehouse spaces have been converted to recreational gyms and fieldhouses for indoor sports. These businesses include AcroSports Gym, D1 Training Shreveport and the Red River Range, a shooting gallery where visitors can rent firearms for target practice.

Community schools and advance programs in the Caddo Parish system

Students in the community can attend Atkins Elementary School in the center of the community. Niche gives it a C-minus rating. From there, students can advance to Ridgewood Middle School and Southwood High School. Ridgewood gets a C-minus rating, while the high school gets a C-plus. At Southwood, programs such as the Freshmen Academy, the MST program (Math, Science and Technology), EAST program (Educated Accelerated by Service and Technology) help students maintain their grades and advance their career goals.

Southern-style restaurants and nearby supermarkets

Living in Cedar Grove/Lynbrook provides plenty of eateries to choose from. Southern Classic Chicken, a regional chain, has been in business for over 35 years, serving fried chicken and sides at an affordable price point. Sushi Gen opened a decade ago and invites guests in with their laid-back atmosphere and patio for outdoor dining. Finally, Superior Grill is consistently rated one of the best Mexican restaurants in the state and is well known for their frozen and iced margaritas. Folks in the community have few places to choose from when it comes to groceries. At the center of the community, Piggly Wiggly has a store on Linwood Avenue, one of the area’s main local thoroughfares. About two miles down the same road, a Walmart Neighborhood Center and Brookshire’s Supermarket are across from each other in a small commercial corridor at Linwood’s intersection with the W. Bert Kouns Industrial Loop.

Easy highway access to downtown and the region

I-49, which intersects with I-20 to the north just before hitting downtown, makes it easy for commuters to reach the city center about six miles away. Locals in the area can also ride Sportran buses to get around, as the local transit system has several routes and stops coursing through the community. Those traveling farther afield can fly out of Shreveport Regional Airport about 4 miles west off of I-20. Allegiant, American, Delta and United all serve the airport with direct flights to Atlanta, Los Angeles, Las Vegas, Charlotte, Dallas/Fort Worth, Houston and Denver.
