Cross Lake has more than 70 miles of shoreline, and much of it falls within the aptly-named Lakeshore neighborhood. According to Antonio Zavarce, a Lakeshore resident and real estate agent/team leader for Hello House, “Most of the neighborhood has access to their own boat launches, but the thing that people predominantly like about this area is the seclusion. Being secluded is an amenity here. That’s why I live here.” While for some it may take a little bit longer to get to restaurants and the grocery store — although, Zavarce says a shopping hub in Bossier is only eleven minutes from his home, thanks to its proximity to Interstate 220 — residents come here for peace and quiet, water views, and beautiful wooded properties.
Waterfront living in Lakeshore
House hunters in the Lakeshore neighborhood can find primarily single-family homes, many on the water and others more inland on multi-acre plots of land. “There is a subdivision called Lake View that has very small, affordable homes,” says Zavarce. “As you move west, you cross over a preserve and from there, you’ll find million-dollar homes. You will sporadically see some manufactured homes that have been there since the ’70s, and now their land is worth a ton of money.” On the low end, buyers can pick up a modest three-bedroom for around $130,000, while waterfront properties can top out around $1.185 million.

Where to shop and dine around Cross Lake
Depending on where in Lakeshore residents reside, shopping and dining may be between five and twenty minutes away. Residents south of the lake may be closer to amenities along Pines Road, like Brookshire’s grocery store and Walmart. Residents north of the river may find it quicker to hop on Interstate 20 toward Bossier, which offers stores like Target, Walmart, and Kroger.
In either destination, residents can find several restaurants, from fast-food chains to more local flavors. One special spot in the area is Orlandeaux’s Café, which is located on Cross Lake and has a boat slip for guests to arrive by water if they wish. The restaurant has been open since 1921 and is both the longest continuously-operating restaurant in Shreveport and the oldest continuously-operating African-American-owned restaurant in the United States. Residents come time and time again for Creole cuisine like gumbo, stuffed shrimp platters, po’boys, and more.

Special events in the neighborhood (and on the lake)
Floatella is the biggest event in the area, according to Zavarce, and it takes place at multiple locations on Cross Lake. Residents float on out in their boats to eat, play games, listen to music, and more. In the winter, right after Thanksgiving, the American Rose Center is transformed into a winter wonderland. Many special events are held during this time in addition to the walking tours residents can take nightly, like Mardi Gras in Rosland or the Roseland Christmas Vendor Market.
Local Lakeshore schools
Kids in Lakeshore attend Caddo Parish Public Schools, like Blanchard Elementary School, rated B by Niche; Donnie Bickham Middle School, rated C-plus; and Northwood High School, also rated C-plus. Northwood High’s Falcon Academy of Medical and Engineering Exploration, or FAME, offers students a course of study in science, math, engineering, and health science designed to help prepare them when it’s time to apply for college and scholarships.
Blanchard Elementary School has great teachers and staff.
Donnie Bickham Middle School is a great school for a quality education.

Unique recreation in Lakeshore
Homeowners without private lake access can head to Richard Fleming Park, which offers boat ramps, a fishing pier, and a 60-foot dock. Another unique amenity in the neighborhood is the American Rose Center, the nation’s largest park dedicated to roses. The American Rose Society maintains a 118-acre tract of land, which contains numerous gardens, sculptures, and fountains. Among one of Shreveport’s most serene settings, residents can walk or jog the trails, pack a picnic lunch, and let little ones enjoy the playground.

Depending on whether residents live on the north or south of the lake, they can take South Lakeshore Drive or North Lakeshore Drive to Interstate 220, which offers access to the greater area.
