Sierra Vista’s first neighborhood is back on the rise
As Fort Huachuca grew from a military camp to an established base in the 1800s, The West End grew along with it. This area, right outside of the fort’s gates, quickly became a center for economic development and created the foundations for Sierra Vista as a whole. However, other parts of the city soon surpassed The West End’s growth, and the area seemed to be forgotten until the 1960s. That’s when city officials began discussions of revitalization, hoping to decrease vacancy rates and bring new businesses to the area. Now, in the 2010s and ‘20s, these plans are being realized, and The West End is projected to be the city’s new downtown. The city council began a matching grant program in 2018, encouraging new business owners to come to the area; Tombstone Brewing Company and other restaurants have popped up because of it. Fry Boulevard and Garden Avenue, on the neighborhood’s northern and western sides, received fresh sidewalks and bike lanes in 2022; pedestrians and bikers are becoming more frequent. Also along this corridor, West Fest started in 2022 and has become an April tradition. With crafts, food and entertainment, this street fair has brought new visitors and economic growth to the area.
Still, housing prices have stayed well below the median for Arizona, and Realtor Michelle Hagele says the area caters to budget-friendly buyers — or just those who want good weather. “It can be 10 degrees cooler than Tucson and 20 degrees cooler than Phoenix. People move to Sierra Vista for that very reason,” says Hagele, who lives in the area and sells property with Long Realty. She’s been in commercial and residential real estate since 2016. “It’s considered the high desert, but we get snow in the winter on the Huachuca Mountains.”
West End is not far from the mountains and some parts may enjoy scenic views.

Budget-friendly homes near Fry Boulevard
The West End’s median sale price is around $200,000, making it less than half of the state median. Catered to budget-friendly buyers, fixer-uppers start at $45,000 but can reach $150,000 with more updates. Move-in-ready homes are usually between $170,000 and $320,000. Most properties are ranch-style homes built in the 1950s, ‘60s and ‘70s, and newly constructed properties from the 2020s are rare here. Whatever their age, most homes have midcentury modern architecture with flat roofs, and facades range from brick to stucco. The median lot size is less than a quarter acre; yards are typically tight but have enough room for an attached garage. For renters, apartments are scattered throughout the neighborhood.
You can find some newer homes in West End that offer just the right amount of space.
Newer parts of West End have rows of two-story homes with newer amenities but smaller lots.

The West End has the first McDonald’s drive-thru
State routes 90 and 92 are the city’s main hubs for shopping and dining, but Fry Boulevard is closest to The West End. “We have lots of fast food because it’s easy for people on base,” says Brenda Petitt with Haymore Real Estate, a Realtor Associate since 2013. “It’s actually because of them that we had the first McDonald’s drive-through in the country.” This drive-through was built in 1975 as a response to decreasing sales. Soldiers stationed at Fort Huachuca made up most of Sierra Vista’s population, and they weren’t legally allowed to come inside the restaurant with their fatigues on. The new drive-through skirted around this law since uniformed soldiers could order in their cars, technically outside of the building. German dishes started popping up around this time, too, and they’re another result of Fort Huachuca. German officers established a liaison service here in 1963, bringing schnitzel and other dishes with them. Today, the base has a “Taste of the Rhine” buffet every Thursday, and many German restaurants have popped up in town. Angry German is both a bakery and a full-service restaurant; The German Café has imported beer in a snug setting. About 2 miles east, shopping centers have Target, Walmart, Fry’s and other retailers.
The West End is near new developments that includes retail and dining options, such as Chipotle.
Taco Giro is a popular Mexican Restaurant that is frequented by West End residents.

Driving through The West End, state routes 90 and 92
The West End is car-centric for now, despite the infrastructure upgrades along Fry Boulevard. This road leads east to the area’s shopping and dining and, connecting west to Winrow and Squier avenues, provides a route to Fort Huachuca. State Route 92 goes mostly north-south through town and continues through the Chihuahuan Desert. Similarly, state Route 90 leads up to Interstate 10 and Tucson, about 80 miles from Sierra Vista. Sierra Vista Transit operates buses through the neighborhood, and the Pink Line stops at the area’s shopping centers. Just north of the neighborhood, Sierra Vista Municipal Airport doesn’t offer commercial flights and is on base. It's used by military aircraft, and citizens need permission to use it for private flights.
The Sierra Vista Transit system goes through the West End for those needing affordable travel.

High marks for Sierra Vista Unified Schools
Most students attend Town & Country Elementary on the neighborhood’s south side. It serves kindergarten through sixth grade and gets a B-minus from Niche. Joyce Clark Middle is just up the street and receives a B. Buena High is on Sierra Vista’s northeast side and scores a B-minus. Buena High has a standout fine arts and performing arts program, with theater classes, theater production classes and a full slate of shows each year. They put on everything from comedies to musicals.
Carmichael Elementary School serves West End students from Pre-K to 6th grade.
Buena High School serves students from various neighborhoods in Sierra Vista.

Veterans Memorial Park and other green spaces
People from all around Sierra Vista use Veterans Memorial Park, and it’s just east of The West End. Its 2023-built sports complex includes several courts for sand volleyball and tennis, and turf fields cater to football and soccer. On the park’s north side, The Cove is an indoor swimming facility with tube slides and lap lanes. The park is also a major event space, hosting a farmers market every Thursday and an Oktoberfest event. Cyr Center, Soldier’s Creek and Len Roberts parks offer additional green spaces throughout the neighborhood; they have multiuse fields and playgrounds. Mountain View Golf Course is just west of The West End. With fairway views of the Huachuca Mountains, this 18-hole course is on base at Fort Huachuca but is open for civilian use.
The Veterans Memorial Pool has a wave machine that makes it feel like being on the beach.
West End is near the Huachuca Mountain range and the Ramsey Canyon Preserve for hiking.
