Rural living on the cusp of Arkansas
On the far western edge of Arkansas, homebuyers can find a quiet piece of land that feels removed from civilization while just a 30-mile drive from one of the state's largest cities. The Summers community is mostly quiet, with stretches of country roads and gently rolling hills. The area is ideal for residents who commute to one of the larger cities but also want to spend their time in the countryside. "Summers is mostly farmland with a lot of cattle, but you'll also see some poultry farms because the land is so flat," says Stacey McSpadden, the owner of SoHo NWA brokered by eXp Realty. Tyson Foods is a major employer in the area, and McSpadden says many farms have contracts with the company. The community offers abundant outdoor activities with rivers, lakes, National Forest land and popular hiking trails nearby.

Exploring Northwest Arkansas' natural beauty
The natural beauty of the landscape offers diverse recreational opportunities. "Oh my gosh, there's so much to do. There's hiking and biking,” says Tony Chrisco, the principal broker at Whitetail Properties Real Estate, who works in the area. “There are also quite a few rivers, so there's floating and fishing. Anybody who loves the outdoors would love this area." Lincoln Lake, spanning 90 acres, has several trails for mountain biking and hiking as well as rock climbing. Residents can launch a boat and spend the day on the water kayaking, canoeing and fishing. Siloam Springs Kayak Park is a popular spot to hang out on a warm day. Located on the Illinois River, the waters are designated Class I and II rapids. There is also a family swimming area on the banks of the river. Residents can head to Lake Wedington Recreational Area in the Ozark-St. Francis National Forest for more activity, like camping, boating and fishing.

Ranch-style homes and farmhouses
Many streets are country roads that stretch through green pastures with distant mountainside views. Due to the area's rural nature, homes are often spread out from one another, and residents might not have neighbors nearby. "These are homes that have been passed down from generation to generation. It's a real small-town feel," McSpadden says. Homes are mostly ranch-style on large lots, some of which include working farms. Farmhouses are also common, with spacious front porches and features like exterior wooden beams. There are manufactured homes available, in addition to plots of land for building a private countryside haven from the ground up. House prices in Summers depend on the amount of land coming with the home. A home on less than 10 acres may cost between $275,000 to $500,000. However, established farmland on 40 or more acres can range from $900,000 to over $2 million. Arkansas is susceptible to tornadoes, which have recently affected nearby communities. Washington County's Hazard Mitigation Plan works with local and state governments to aid in disaster preparation and responses.

Attending Lincoln Consolidated School District
The Lincoln Consolidated School District serves most of the area. Children start at Lincoln Elementary, which has a C-plus from Niche, and move on to Lincoln Middle, which earns a B-minus. Lincoln High offers several extracurricular programs, including Art Club, Bad Wolf Comics and Leadership; the high school has a C-plus grade from Niche.
Enrollment at Lincoln Elementary averages around 370 students.
The Lincoln High School campus is located on US Highway 62 on the east side of Lincoln.

Country roads and rural highways 25 miles from Fayetteville
Highway 59, the main road, provides residents a route north-to-south. Highway 62 leads past the Summers Baptist Church and stretches through the center of Lincoln, about 10 miles away. Locals travel about 15 miles to reach Siloam Springs Regional Hospital, and Fayetteville is around 25 miles away.

Residents must travel to nearby towns such as Lincoln or Siloam Springs for retail and dining. Lincoln has a Harps Food Store for groceries and other household items. American Drive In is a popular local restaurant across Highway 62 from the grocery store. This old-fashioned diner is known for its cheeseburgers and milkshakes. Taking to Highway 412, for 15 miles, brings shoppers to Walmart Supercenter in Siloam Springs. Several fast-food restaurants line the highway, including Wendy's, Whataburger, Taco Bell and McDonald's. Cathy's Corner is a highly rated local diner famous for its large portions of breakfast food.
