Prices in the neighborhood are very modest overall, helping give Whitfield its distinction as one of the best places in the whole state to buy a home. Listings tend to fall between $300,000 and $500,000, though newer custom-built houses may sell for above $700,000. Most residences were constructed in the 1970s and 1980s, and colonial-inspired bi-levels are common sights on Whitfield’s streets, as well as a handful of ranch-style builds. “As soon as something gets listed in Whitfield, it gets a lot of activity,” says Jerry Buffa, a sales associate with Coldwell Banker Realty who works in the neighborhood. “It’s quiet, priced right, close to schools and shopping; there’s a lot of reasons people are drawn to the community.”

Eats and amenities
While Whitfield's relatively calm suburban atmosphere is a draw for some buyers, there are several nearby amenities. Many locals frequent PJ Whelihan’s Pub & Restaurant to watch Eagles, Phillies and 76ers games while enjoying a variety of draft beer and chicken wing flavors. Just down Van Reed Road, Austin’s Restaurant & Bar serves upscale American classics such as lobster bisque, scallops and prime rib. Popular shopping options include Berkshire Mall and Berkshire Square, which are just down State Hill Road from Whitfield; however, many residents choose to get their groceries and daily essentials from the nearby Giant Food supermarket.

“One big positive of living in Whitfield is that kids can walk to the elementary and high schools,” Buffa says. Local students typically start at Whitfield Elementary School or Spring Ridge Elementary School before moving on to Wilson West Middle School and Wilson High School. Spring Ridge earns an A-minus score on Niche, and the other three schools receive B-plus ratings. The Wilson Bulldogs football team frequently appears in the 6A Pennsylvania state playoffs.

Getting out in nature
Cacoosing Meadows Park is a sprawling complex of fields, forests and other amenities that hugs Cacoosing Creek and the farms on the edge of town. Drexelwood Park is a centrally located space with a baseball field, basketball courts, trails and a playground. There is limited public transportation on Berks Area Reading Transportation Authority buses, so many Whitfield residents travel by car along the Benjamin Franklin Highway, which passes close to the neighborhood.
