Central Sioux Falls is minutes from rushing waterfalls, creative sculptures and theater performances in the city center. The metropolitan neighborhood is convenient, where residents can bike to the trail system, canoe down the Big Sioux River or enjoy the taverns close to the city's heart. "We have a developed downtown with mom-and-pop stores and fun restaurants by the falls," says Suzie Bunkers, lifelong resident of the city and real estate agent at Re/Max Professionals. She says nature is never far away. "People kayak around the Big Sioux River, and there are great bike trails all around the city."

The Big Sioux River trail links neighborhood parks across the city

Neighborhoods surround greenway bike paths along the Big Sioux River. The Greenway Recreation Main Trail Loop is a 19-mile paved trail that connects the city's parks and recreational areas. Cherry Rock Park is a nearby green space with baseball fields and volleyball courts. Rotary Park features a rubber playground, fishing holes and a canoe access point. Also nearby, Sertoma Park has family-friendly informational exhibits, including a butterfly house and an aquarium. "There are many parks. I like the ones that cater to different age groups," Bunkers says. "Sertoma has a nature walk and an educational area for children. Downtown, they have a new splash park. At Lovett by the Falls, they have free concerts in the summer."

Contemporary homes with large yards and mature trees

With lush green lawns and shade trees, this neighborhood features a wide range of remodeled homes from the 20th century. Architectural styles include split-level, contemporary and Craftsman-style homes, with prices ranging from $120,000 to $870,000. Home values increase based on home size, as some houses can be as large as 4,800 square feet. "We have good eating, restaurants, bike trails and hospitals," Bunkers says. "Housing has slowed down, but commercial development is up. Because we don't have a state tax, a lot of businesses move here."

Sioux Falls has cold winters, with single-digit lows on average that can occasionally drop into negative temperatures. Winter storms and heavy snowfall can also impact the city, with an average annual snow accumulation of approximately 45 inches. Because the region is in Tornado Alley, the city can face high winds and potential tornadoes in the summer.

Restaurants range from craft beer to all-day breakfast

Central Sioux City is within a short drive of numerous shopping and dining options, including eclectic eateries, such as Mexican, Chinese and ramen restaurants. The All Day Cafe serves an all-day breakfast, with menu items like French toast and chicken and waffles. JL Beers serves fries and hot pretzels in a bustling pub with craft beer. From much of the neighborhood, the Empire Mall is within a 3-mile radius, featuring stores such as T.J. Maxx, Old Navy and Macy's. Hy-Vee is the neighborhood supermarket, and Sunshine Foods is also nearby.

Schools offer Spanish immersion, dual enrollment and choice

Multiple elementary schools serve Central Sioux Falls. One of these is Eugene Field A+ Elementary, which offers courses that focus on both art and academics. It earns a B-minus grade from Niche. Patrick Henry Middle has an A-minus, and Lincoln High also receives an A-minus.

The Sioux Falls School District offers a two-way Spanish immersion program, which begins in elementary school. High schools provide dual-enrollment courses, virtual coursework and pathways that focus on specific career fields. Families can choose among neighborhood schools and out-of-district options through the state's open enrollment program, and students are accepted depending on space and the submitted application.

Local transit options include bus stops and bike paths

This neighborhood is bike-friendly. The Sioux Area Metro offers public transportation with bus stops along state Route 112. Interstate 229 and SR-112 are two of the area's main thoroughfares, as most residents rely on driving to get around. McKennan Hospital is a major employer and is the nearest emergency room, located in the neighborhood center. Approximately 6 miles north, the Sioux Falls Regional Airport provides direct flights to major U.S. cities, including Atlanta and Chicago.
