The neighborhood draws all ages for its friendly suburban atmosphere. "It's kind of the most coveted historic neighborhood in Sioux Falls," says Amanda Buell, a Realtor who specializes in central Sioux Falls and work with Hegg Realtors. Most are attracted to living around its greenspace. 'It's centered around the park itself, which is beautiful and has something for everyone, but especially for families." The greenery is everywhere — McKennan Park is home to old black walnut and beech trees, and houses sit on generous yards. Sidewalks make it easy to bike or walk through the area. Most people own their homes, around 83%. The median age of residents is 39. “Everyone keeps an eye out for one another and pitches in when help is needed. My dad grew up in the neighborhood, and now my children are growing up here. It’s a great place to raise kids," says resident Allison Crawford.

Education through the Sioux Falls School District
Students attend Susan B. Anthony Elementary and Patrick Henry Middle School, both of which are highly rated. They continue on to Lincoln High, a top-rated school. At Lincoln, students can join an award-winning marching band and participate in Marine Corps JROTC.
Patrick Henry Middle School serves students in grades 6-8.

The housing market and historic preservation standards
The area offers single-family homes — including Colonial Revivals, arts and crafts bungalows and ranch-style properties. "It's a real mix of architecture," Buell says. "There are some turn of the century, but it's a little more 1920s to 1940s. Many of them have been well-maintained and updated over the years." Most homes have sold in the low $200,000s to the high $500,000s range. Some have fetched more, from the mid to high $700,000s, and one large property garnered over $1 million. According to Buell, return on investment has been solid. "The neighborhood has appreciated at a higher rate than the rest of the city."
To build new, add to a house or make significant exterior changes, plans must be approved by the City's Board of Historic Preservation. Interior work is up to the homeowner. The neighborhood also has a zoning overlay called RHP, which includes extra rules regarding design and setbacks. Residents can utilize a zero-interest loan program intiative, launched by the city in 2024, for renovations.

The neighborhood is walking distance from downtown
Downtown is a mile away. It takes five minutes driving, 10 minutes biking or 30 minutes walking to get there – and many opt for the latter. "Everybody goes up Phillips Avenue to downtown," says Realtor Andy Kontz of eXp Realty who has 16 years of experience. "It's only eight blocks to downtown, so it's a very favorable location within walking distance." Once downtown, locals can explore the cultural venues, such as the Sioux Falls State Theatre, as well as the independently owned shops and restaurants, including the longtime favorite, Minerva's. South Minnesota Avenue has the closest dining options. "Our favorite restaurant is Bagel Boy," Crawford says. "It's owned by friends who live in McKennan Park. A lot of people who work there live in the area and it's got great food!" Most grab groceries at the Sioux Falls Food Co+op. Three miles southwest, Western Mall houses major retailers like Best Buy as well as chain restaurants and a movie theater.

The Friends of McKennan Park Neighborhood Association organizes events to strengthen the community. These include:
Monday Music in the Park, a free summer concert series under the bandshell at McKennan Park
Storyland Children's Theatre and Family Theater in the Parks, also summer events, featuring outdoor performances for all ages
Spooky season is also big in the neighborhood. “On Halloween, everybody in the entire city comes to McKennan Park,” Kontz says. “We’ll have several thousand people going door to door, and anything from cotton candy booths to magic acts in the streets.”
Levitt at the Falls provides free entertainment for McKennan Park residents.
The Children’s Theatre is free and open to children of all ages.
