A rural township with expansive parks
With just over 1,200 people living amid its rolling farmland and expansive green spaces, Brady Township is a secluded, rural community with access to some of the region’s largest outdoor spaces. The township is home to the Jennings Environmental Education Center and sits just north of the 16,725-acre Moraine State Park, which has become the most visited attraction in all of Butler County. Country roads branch off Pennsylvania Route 8, which winds through the eastern half of Brady Township and allows residents to travel to nearby communities for shopping, dining and other necessities. “It has a rural feel if you’re into that, but there’s also good transportation, and it’s easy to get to the interstate,” says Geoff Smathers, a Realtor with Howard Hanna Real Estate Services who lives in Butler County.

Hiking at the Jennings Environmental Education Center
Around the intersection of Pennsylvania Routes 8 and 528, the Jennings Environmental Education Center covers 300 acres. Over 5 miles of hiking trails wind through a variety of ecosystems, including a 20-acre prairie habitat where purple blazing stars bloom each summer. In the winter, designated prairie trails are open for cross-country skiing and snowshoeing. The North Country National Scenic Trail passes through the environmental education center, moving diagonally through Brady Township with several trailheads tucked alongside PA 528. As the longest trail in the National Trails System, it spans around 4,800 miles over eight different states, 250 miles of which are in Pennsylvania. Residents also have access to Moraine State Park, which sits along the township’s southern edge and surrounds the 3,225-acre Lake Arthur. Two sandy beaches provide access to the lake, which is a popular spot for water activities. “You can go fishing or sailing, but you can’t have anything with a big motor on that lake,” Smathers says. The township’s countryside setting makes it a popular destination for campsites such as the Moraine Campgrounds and Lake Arthur Family Campgrounds, and the semiprivate Slippery Rock Golf Club & Events Center is less than 5 miles north. “Hunting camps are also popular here late in the year,” says Sheryl Eagle, a Realtor with Berkshire Hathaway HomeServices The Preferred Realty and a longtime Butler County resident.

Festivities including the Moraine State Park Regatta
In addition to its natural attractions, Moraine State Park hosts various events. The Moraine State Park Regatta takes place each August and brings visitors to the South Shore of Lake Arthur for a weekend full of fun on the water, live music and local vendors. Smaller events are held throughout the year and include guided hikes, bird walks and more.
Ranch-style houses, spacious lots and manufactured homes
A variety of architectural styles complement the community's verdant landscapes. Most homes are centered in the eastern half of Brady Township along Pennsylvania Route 8. Sprawling ranch-style and bi-level homes date to the mid-1900s, and most properties sit on at least an acre of land. Farther from the highway, country estates offer enough acreage for a small farm or homestead. With a median lot size of just over 24 acres, Brady Township offers residents plenty of privacy. Home prices typically range from $170,000 to $300,000, although properties with significant acreage can fetch upwards of $500,000. With few homes in Brady Township, limited inventory can be an issue. There were only two homes sold in the township within the last year, but when houses are for sale, they tend to stay on the market for nearly two months. Also located along Pennsylvania Route 8 is the Brady Hills Mobile Home Park, where manufactured homes sell for $50,000 to $100,000. The township has an overall CAP Index crime score of 1 out of 10, the lowest possible score and well below the national average of 4.
