Founded in 1781 as one of the original 13 townships in Washington County, Smith Township continues to embrace a small-town feel. While the community feels secluded in its verdant landscapes, residents are less than 30 miles west of Pittsburgh and have access to Pennsylvania Route 18, which bisects the township and is lined by mom-and-pop shops and restaurants.

Most homes in Smith Township were built between the turn of the 20th century and the mid-1900s. Dutch Colonials and rustic cottages embrace their countryside setting, while traditional ranch-style and split-level homes feature a mix of brick and vinyl siding. Lots average half an acre, and most properties take advantage of their natural surroundings with spacious porches or decks. Prices in the township typically range from $145,000 for a smaller cottage to $400,000 for a custom-built property with several acres of land. “The price of homes in Smith Township is better than in the surrounding townships,” Rosen says. The average value of homes in Smith Township is about $198,000, while neighboring communities like Robinson Township and Hanover Township average upwards of $230,000. The township has an overall CAP Index Crime Score of 2 out of 10, lower than the national average of 4.

Proximity to State Game Land and the Panhandle Trail

Between the residential villages of Smith Township are expansive swaths of State Game Land. In the northwestern corner of the township is State Game Lands 117, which covers nearly 3,000 acres and allows residents with hunting licenses or range-use permits to hunt native game such as white-tailed deer, turkey and ring-necked pheasants. A paved section of the Panhandle Trail weaves through the township, connecting the communities of Bulger, Joffree and Burgettstown. The entire trail system spans 29 miles and follows the path of the former Pittsburgh, Cincinnati, Chicago and St. Louis Railway, more commonly known as the Panhandle Route. While trains no longer traverse the route, the trail is now a popular spot for walkers, runners and bikers.

Smith Township surrounds the borough of Burgettstown, which covers less than 1 square mile along PA 18. Burgettstown Community Park has a playground, basketball court and a covered pavilion. Just down the street is the Burgettstown Community Library, which offers book clubs and educational programming for all ages. Kids can also join local athletic leagues such as the Burgettstown Area Youth Soccer Association and the Burgettstown Area Youth Baseball and Softball Association.

Summer concert series at The Pavilion at Star Lake

Just 6 miles from Smith Township is The Pavilion at Star Lake, an expansive outdoor amphitheater hosting the sounds of the Steel City. “That’s huge and a nice feature of the area,” Rosen says. Its summer concert season showcases big names, including past performances from country music stars like Kenny Chesney and rock bands like the Red Hot Chili Peppers.

Roadside favorites along Pennsylvania Route 18

Small restaurants and farm-fresh markets sit along PA 18. Bert’s Hot Dog Shop is a roadside stop known for its footlong hot dogs topped with chili and cheese, while T’s Locker Room is a local institution where residents can watch live streams of the Burgettstown Blue Devils competing in high school athletics. Fresh produce fills the shelves at The Kauffman Family Marketplace, an Amish country store selling everything from handcrafted furniture to bulk foods and made-to-order deli sandwiches. Over in Burgettstown, Walden's at 1709 Main sits along the Panhandle Trail and serves classic diner foods. For groceries, Petrucci's IGA sells the essentials. Big-box shops in Robinson Township are less than 20 miles away, and The Mall at Robinson features over 150 retailers. Just across the street from the mall are Aldi and Costco.

Access to Pennsylvania Route 18 and Downtown Pittsburgh

Smith Township lacks public transportation and is largely car-dependent. Pennsylvania Route 18 – locally known as Smith Township State Road – bisects the township and winds through acres of rolling farmland. U.S. Route 22 runs along the township’s northern edge and provides access to major thoroughfares such as Pennsylvania Route 576 and Interstate 376. With highway access, residents are about 25 miles from Downtown Pittsburgh and 12 miles from Pittsburgh International Airport.

Vocational programs at the Western Area Career & Technological Center

Smith Township is served by the Burgettstown Area School District, which earns a C-minus from Niche and has an average student-teacher ratio of 12-to-1. Kids can begin their education at Burgettstown Area Elementary Center before moving on to Burgettstown Area Middle/High School, both of which score a C from Niche. Students in 10th through 12th grade can apply for half-day sessions at the Western Area Career & Technological Center, a technical school with programs in fields such as automotive mechanics, cosmetology and welding.
