Upper Preston: more forested and isolated than the rest of Preston
Upper Preston is a community in the Snoqualmie River Valley in King County, close to Issaquah and Snoqualmie. Much of Preston, a historical mill and mining town, is north of Interstate 90. More isolated and thickly forested Upper Preston is south of the highway. "Upper Preston was the site of its own separate community that was associated with the second part of the mill operations," says Cristy Lake, executive director of the Snoqualmie Valley Museum.
Most everything is based on proximity to the river. "It's a meandering neighborhood that follows the Raging River and some tributaries," says James Doerfel, a designated broker with Prime Realty. He says rain may cause the river to rise, but flooding is not a major concern.

There's a variety of home types, most priced over $1 million
As for Upper Preston being an organic community, Doerfel explains: "It's not a planned urban development, so the same houses weren't built over and over again. There was a bunch of land, and people developed parcels separately, so the houses look different and even face different directions." Styles include everything from farmhouses to contemporaries and spacious custom-designed homes. There are few listings on the market at a time, but eight properties sold over the year prior to April 2025, ranging from $600,000 to $2.3 million. The price on the low end was for a home of about 1,100 square feet on less than an acre, and the high end was for a home of more than 4,200 square feet on four acres. Not included in that range is Alpine Manor, a 55-plus community with manufactured homes that have sold for significantly lower prices. The CAP Index Crime Score for Upper Preston is 1 out of 10, compared to the national average of 4.

Issaquah and Seattle are to the west, Snoqualmie is to the east
Side streets and long driveways branch off Upper Preston Road, a two-lane road without sidewalks. With I-90 so close, it's easy to embark on the 24-mile trip west to Seattle. Fall City is about 6 miles to the north, Issaquah is 8 miles west, and Snoqualmie is approximately 10 miles east.
Preston's regional park and Tiger Mountain State Forest are close by
It's several miles from Upper Preston to Jim Ellis Memorial Regional Park, named for a local civic leader, conservationist and founder of the Mountains to Sound Greenway Trust. The park includes the Preston Athletic Fields, Preston Mill Park and the Preston Community Center, which is often used for event rentals. The multiuse Preston-Snoqualmie Trail is paved and stretches about 7 miles to Lake Alice. South of Upper Preston is the Tiger Mountain State Forest, over 13,000 acres with many trails. The Raging River Trail System links Tiger Mountain and Taylor Mountain.

Some shops in central Preston, many more in Issaquah and Snoqualmie
It's a couple of miles from Upper Preston to central Preston, which has industrial companies and a small shopping center. The Preston General Store can provide essentials, and there's a coffee shop and Rhodies Smokin BBQ. For more retail and dining options, most people go to Issaquah or Snoqualmie, which have standard shopping centers and historic downtowns full of shops and restaurants.

Niche gives the local public schools A and A-plus grades
Issaquah School District is well-regarded in the region. Kids living in Upper Preston may attend Clark Elementary School and Issaquah Middle School, which earn A grades from Niche. Issaquah High School has an A-plus.

Salmon Days in Issaquah, Snoqualmie celebrates Twin Peaks
Annual community events in surrounding towns and cities may draw Upper Preston residents. Fall City has a summertime street fair and Shakespeare in the Park. More than 100,000 people attend Issaquah's Salmon Days in the fall. In February, Twin Peaks Day celebrates the cult-classic 1990s television show filmed in Snoqualmie. August brings Snoqualmie Days, and then in September, it's time for the Snoqualmie International Block Party.
