Million-dollar mountain estates and home sites
Homes in The Colony are found along the mountainside and come with acreage. Luxury, multi-story homes built in the 2000s and 2010s are the main housing type. Some are cabin-inspired with wood exteriors and wrap-around balconies, while others have a more contemporary design with vinyl and stone accents. A handful of properties are more modern, with flat, geometric shapes. Prices range from $12 million to $50 million, depending on size. According to Calder, the average home price in the neighborhood is about $19 million. Homes that are between 6,000 and 12,500 square feet go for between $12 million and $20 million, while a 15,000 square-foot home can go for $32 million. Some of these properties have features such as home theaters, heated pools and gourmet kitchens with a full bar.The Colony also has a handful of undeveloped homes sites that range from five to 16 acres and cost about $5 million to $9.5 million. “People who purchase these are allowed to build a main house, a guest house and an auxiliary building on the land,” Calder says.

Park City Mountain’s ski resort and natural recreation
The Colony’s location gives the community exclusive access to Park City Mountain Resort, one of the largest ski resorts in the country. With over 7,300 acres of skiable terrain, the area has over 330 ski trails, six terrain parks and one halfpipe. There are 40 chairlifts throughout the resort, and 10 of them are located in The Colony. “You can walk out your door, put on your skis and ski right into town. It’s a pretty cool way to go grab lunch or do something,” Calder says. During the summer, over 150 mountain trails are accessible for hiking, biking, and horseback riding. The resort also has an adventure park with ziplines, alpine slides and mini golf. The Park City Golf Course is a public, 18-hole course about 3 miles away, offering leagues for all ages.Roughly 12 miles from the area is Jordanelle State Park, which offers additional opportunities for recreation. The Hailstone region of the park has a full-service marina along the Jordanelle Reservoir, so visitors can go fishing and boating. There are also campgrounds in the park and multiple trails.
Getting educated in the Park City School District
Children living in the neighborhood can attend Park City public schools, which offer open enrollment. Parley’s Park Elementary School and Ecker Hill Middle School, which teaches sixth and seventh grade, both earn A-minus grades from Niche. Treasure Mountain Junior High School has a B-minus and covers eighth and ninth grade. From there, students can attend the A-rated Park City High School and participate in over 25 Advanced Placement courses or club sports like figure skating and ice hockey.The Colony’s affluent community and future amenities
The Colony’s community is a mix of full-time residents, those who own their property as second homes, and those who use them as vacation properties. According to Calder, the neighborhood is currently building an owner’s lodge to act as a private amenity. “It’ll have an on-mountain restaurant and lounge bar where owners and their guests can congregate,” Calder says. The lodge is projected to open in early spring of 2026.Traveling in and around The Colony
Navigating The Colony’s winding mountain roads requires a vehicle, though the neighborhood’s ski-in, ski-out abilities offer a recreational way to get around. The resort’s Quicksilver Gondola uses the Flat Iron Lift to take residents into downtown Park City. Utah state Highway 224, known as Park Avenue, travels along the base of the mountain and can also be used to reach Park City or Snyderville. Highway 224 connects to Interstate 80 at Kimball Junction, which travels west to Salt Lake City. Park City is the area’s main outlet for shopping and dining. “It has become a very vibrant community and ski town, so it’s full of amenities,” Calder says. At the base of the mountain is a large commercial area with multiple ski shops, sporting goods stores, furniture stores and restaurants. The Twisted Fern is an upscale bistro with a seasonal menu, and Sergio’s serves traditional Mexican cuisine. Fresh Market is the area’s grocery store.Downtown Park City is farther south, about 5 miles from The Colony, and has everything from art galleries to boutiques and souvenir shops lined along Main Street. Popular clothing brands in the area include Patagonia and Free People. There are also dozens of local restaurants. Chimayo is an upscale eatery serving southwestern fare, while Big Dipper is more casual, with its selection of French dip sandwiches. Multiple coffee shops and bars are also found downtown for morning or evening drinks.
The unique weather of mountain towns
As a ski resort community, The Colony sometimes sees extreme mountain weather. The average annual snowfall for the neighborhood is 149 inches, which is almost three times higher than Salt Lake City’s average of 52 inches. Despite the influx of snow, the community’s private plowing services maintain its safety. “They’re windy roads that go up into the mountain, but they do a great job of keeping the community roads open and accessible,” Calder says.
