The homes of Somis are typically priced in the millions, lavishly designed with custom architecture, from Moroccan-influenced and Georgian-style estates to villas with Mediterranean flair. As potential homebuyers explore the area, it’s common to see farms, flower nurseries, equestrian facilities and even alpaca ranches. "Somis is definitely for estate homes,” Gutierrez says. “If you own one, it's going to have orchards, groves and a lot of land." With such a large real estate span, price points increase as home space and acreage increase. Houses of over 10,000 square feet have sold for as much as $6 million, while smaller ranch-style homes with no less than 3,000 square feet go for between $1 million and $3 million.

Along Los Angeles Avenue, residents can find a handful of agricultural stands and shops run by local vendors. The farm’s animal center shelters sheep, alpacas and pygmy goats who dwell beneath the citrus trees out back. Somis Nut House is easy to miss but offers various nuts, seeds and candies. The Peterson Ranch Fruit Stand has a near-constant supply of fresh produce, flowers, homemade sauces and jams. Gutierrez says, "There's a berry farm and a little store — I heard the food there is amazing." That’s Somis Café and Market. Patrons from near and far rave about its authentic Mexican food.

Both Somis School and Mesa Union School are public institutions enrolling kindergarten through eighth grade. The former earns a B on Niche, a small and family-oriented school with only about 250 students. The latter earns a B-plus and provides athletic programs for students in middle grades. Students may then attend Adolfo Camarillo High School, rated A-minus on Niche, which has a Wellness Center offering counseling, family services and peer mentoring.

Folks can also head to Camarillo Metrolink Station to take the Ventura County Line to Los Angeles Union Station and Ventura–East Station or Amtrak's Pacific Surfliner between San Luis Obispo and San Diego.
