Homes growing in age, not in price
Far West Side homes were built in the middle of the 1900s, when cottages, Cape Cods and ranch-style homes were the dominant architectural styles. "The homes there are a bit older, and many people think that older homes are built better than new ones that go up quickly," says Kathy Glassburn, associate broker with Open Door Realty, who has 34 years of real estate experience. "I've shown houses that still have old telephone jacks to young couples who have no idea what they are. It's cute when that happens, and I can explain the old uses of things in these older homes." Homes west of South Gladstone Street offer attached garages, slightly more square footage and larger yards than homes on the eastern half. The curving streets have the area's ranch-style homes that sell between $75,000 and $240,000. Homes are closer together on the gridded streets east of South Gladstone Street and range between $50,000 and $115,000, on average. Many cottages and Cape Cods have detached garages or gravel patches behind them for off-street parking, accessible via alleyways.The community keeps Eby’s going for more than 40 years
Belleville Plaza is a strip mall in the neighborhood with a Kroger, clothing stores, a Planet Fitness and fast-food restaurants. Also in the strip is Shrimp Max of South Bend. The counter-service restaurant has grab-and-go drinks and desserts and serves fresh fried seafood and chicken. The small restaurant has a few tables and chairs, but most patrons order takeout. Eby's Old Fashion Meat Market has in-house butchered meats by the pound and more than 40 varieties of bratwurst and sausages. "We're celebrating our 41st anniversary this year," says Debbie Fasnacht, an employee of Eby's for 24 years. "We have a lot of returning customers but also see new customers almost every day. The community is what keeps us going." The shop also sells pantry staples, fresh produce and sauces to accompany the meats, but "Our Polish sausage is what we're known for," Fasnacht says.Walking or biking to Navarre Middle School
South Bend Community School Corporation is one of Indiana's most diverse school districts and has designated neighborhood school zones. Young students in the neighborhood attend either Wilson Elementary School or Harrison Elementary School, depending on which side of South Sheridan Street they live. Both elementary schools are rated a C-minus by Niche and feed into Navarre Middle School. The C-minus-rated school is in the middle of the neighborhood and is what many residential streets wind around. Most houses are within a mile of the school, and crosswalks and traffic-free streets make it so many students can walk or bike to class. "People with kids definitely see nearby schools as a big positive," Glassburn says. Navarre Middle School is one of the state's top schools offering Career and Technical Education (CTE) programs. Some courses are in subjects like culinary arts, criminal justice and agriculture. Washington High School is one of South Bend's four traditional high schools and is rated a C-plus.Far west, not far away
Though Far West Side is, in fact, on the far west side of the city, it's within 7 miles of The University of Notre Dame, 5 miles of downtown and 3 miles of large employers like South Bend International Airport and industrial manufacturers in the city's northwest corner. "The east part of South Bend has Notre Dame, so there's always traffic over there on game days," Fasnacht says. "But there's really no traffic on the west side of the St. Joeseph River." The neighborhood is relatively flat, and wide streets and sidewalks make space for strolls. The area is moderately walkable due to the nearby stores, restaurants and schools. Public transportation users can walk to Western Ave and catch a bus heading east to downtown.Building friendships at Friendship Station
Matthy's Little League Park and Phil St. Clair Park are nearby, with 12 baseball and softball diamonds of different regulation sizes. A colorful playground called Friendship Station is in the middle of the green space, next to tennis courts and a newly laid blacktop where basketball courts will be in the coming years. LaSalle Park is a bit farther from the neighborhood but only a 5-minute drive away. The park has a playground, tennis courts and basketball courts, and many visitors bring their dogs for a walk along the trails surrounding Beck's Lake. Charles Black Community Center shares a parking lot with the park. It has a full-size gymnasium, a weight room and a computer room. Residents can utilize the center's spaces and programs with a daily pass, monthly pass or annual membership.
