Near Northwest sits just moments from the activity of downtown South Bend. "There's an old neighborhood feel in Near Northwest," says Barb Hartman, a Broker Associate with Cressy & Everett, who grew up in the South Bend area. "The last house I sold there was to a Notre Dame graduate student who wanted proximity to the university while also living in a 100-year-old house."

The Near Northwest Neighborhood, Inc. (NNN) is a local community development corporation working to uplift the neighborhood. They aim to encourage local businesses and keep Near Northwest an affordable place to call home. "There's lots of cool things going on in Near Northwest," says Nick Benninghoff, a Realtor with Cressy & Everett who has experience selling in the area. "The neighborhood organization buys up old houses to renovate or rebuild, and some have controlled income requirements to offer more affordable housing options." The NNN also hosts the Saturday Urban Garden Farmers Market, which showcases local businesses. Their other events include a fall-themed arts festival, an annual chili supper and an 'Adopt-a-Block' neighborhood clean-up day.

Community at local businesses
Near Northwest's local businesses strive to be pillars of the community — and nowhere else exemplifies that goal better than The Local Cup. Since it opened in 2015, The Local Cup has never had a price on its menu. Instead, it relies entirely on a pay-what-you-want/pay-it-forward system. That way, everyone, no matter what they can afford, can get a cup of coffee thanks to the kindness of their neighbors. Right next door, Brain Lair Books is an independently owned bookstore that uplifts marginalized voices. Portage Collective has a variety of gourmet snacks, art, and artisan goods made by local creators. Newer additions to the growing commercial corridor include Botany, a plant store with gardening classes, and No. 6 Scratch Kitchen, where all the meals are made in-house from scratch.

Twentieth-century homes with character
Near Northwest is all at once artsy, urban and historic. The homes come in colorful arrays with classic early 1900s architecture — boxy American Foursquares, charming bungalows and angular Victorians that range from the simple to the ornate. Old brick streets are illuminated by streetlamps and lined with paved sidewalks. Most homes have back alley parking, which was added back when owning a car became standard. There's nothing cookie-cutter about Near Northwest, but older homes can mean more upkeep. Fixer-uppers start at around $50,000, and newly renovated homes get up to $300,000. Homes with over 2,000 square feet can get up to $450,000. Though the river has flooded its banks in the past, it has never reached the neighborhood itself, and none of the homes are within a FEMA Special Flood Hazard Area.

Boat launches and rose gardens
Muessel Park has a playground and basketball court, inviting locals to stay awhile with public restrooms and picnic tables. The park connects to the paved Coal Line Trail, which leads to a waterside walk along St Joseph River, complete with a boat launch and scenic overlook. At the other end of the neighborhood, Leeper Park is the city's largest green space. Kids enjoy the playground and feeding the geese. The rose garden is lovingly maintained by volunteers, and a fragrance garden is the latest addition. There are tennis courts open to the public, and plans to add pickleball courts. Leeper Park also hosts the annual Art Fair, which brings in over 100 artists who compete for a juried art show. Patrons of the fair enjoy browsing art booths and food vendors.

Public schools and nearby private options
As part of South Bend Community School Corporation, neighborhood kids are zoned to start at Muessel Elementary School, which gets a C-minus grade from Niche. The school and its surrounding park are walkable from many homes, and free lunches are provided there in the summertime. Alternatively, young kids could apply to the magnet Madison STEAM Academy, which also gets a C-minus rating and is walkable from some homes. Older kids are zoned for Jefferson Middle School, rated C, and then Adams High School, rated A-minus. Adams High School offers the International Baccalaureate Program and is the highest-ranked public high school in the district. Nearby private options include River City Montessori High School and the faith-based kindergarten through eighth-grade education at Holy Cross School.

Close to a major hospital, Notre Dame and downtown
The Memorial Hospital and its surrounding medical facilities are on the neighborhood's east side. They are a significant employer in the area, but sometimes emergency vehicles make noise as they move along Portage Avenue. The University of Notre Dame is 2 miles across the river, another big employer. For picking up groceries, East Race Market and Save A Lot are both about a mile away. But Near Northwest's most convenient attraction is probably downtown South Bend, which borders the neighborhood to the southeast. World-class performances at Morris Performing Arts Center and the city's best in restaurants and nightlife are just a walk away. And buses along Portage run into the heart of the city, too.
