In between Notre Dame and the river
Protected from city activity by a curve of the St Joseph River, North Shore Triangle's green streets are a friendly place to call home. Kids play out in the front yards, and it's common to see neighbors biking to work or school. Just a mile from Notre Dame's campus, the neighborhood is a popular spot for university employees and grad students. It is also within a mile of Memorial Hospital and the surrounding medical facilities. This neighborhood is a more affordable option than the next-door Harter Heights, and an active neighborhood association unites the community. Pocket parks and waterside trails provide outdoor recreation, but the river also brings some flooding risks.
Downtown South Bend is just on the other side of the St Joseph river from North Shore Triangle.

Community events and a beloved 'Unity Garden'
North Shore Triangle has an active neighborhood association that plans community gatherings. Among their most popular events is the annual Halloween Party, a festive evening of live music, food and crafts in central Parkovash Park. Every year, the neighborhood-wide yard sale gets a good turnout, too. One of the association's most recent projects is the expansion of the long-standing Unity Garden, a community garden with a free U-pick system. In 2023, the garden relocated to Holy Cross College's unused softball field just across Angela Boulevard. The neighborhood association used the larger space to add a kid's garden and a covered shelter.
Vintage homes at a variety of price points
The North Shore Triangle neighborhood has a vintage feel, with cracked sidewalks, detached garages and homes dating back to the first half of the 1900s. Architectural styles include Cape Cods, midcentury ranch homes, stone-sided Tudors and Craftsman bungalows, among others. "You have a lot of really cool historical custom houses that vary in price in North Shore Triangle," says Nick Benninghoff, a Realtor with Cressy & Everett who has experience selling in the area. "It's a nice leisurely neighborhood where people really take time to get to know each other." Prices start at $150,000 for homes with less than 1,000 square feet, but most homes sit around $275,000. Renovated homes with riverside views or more than 2,000 square feet tend to cost $450,000 or more.

The pros and cons of riverside living
North Shore Triangle residents enjoy easy access to outdoor recreation along the St Joseph River, including kayaking and biking on the paved East Bank Trail, which connects across the city. However, the river brings some flooding risks. In the record floods of 2016 and 2018, North Shore Triangle was one of the most affected neighborhoods. In particular, sewage backup flooded several homes' basements, leading to some lasting damage. The city has since taken action, with a $100,000 project to bolster the sewer system against floods. Today, most of North Shore Triangle is designated by FEMA as Zone X, which means a 0.2% annual chance of flooding. A few riverside homes are in Zone AE, which means a 1% annual chance of flooding. The rainfall in South Bend has not reached the same level as in 2018, so the flood mitigation efforts have yet to be fully tested.

Public schools and proximity to Notre Dame
The neighborhood is part of the South Bend Community School Corporation. Kids are zoned to attend Muessel Elementary School, which gets a C-minus grade from Niche. Then it's on to Jefferson Middle School, rated C, and Adams High School, rated A-minus. Adams High offers the International Baccalaureate Program. However, Notre Dame is the school that creates the biggest draw for the neighborhood. "Undergraduate students mostly live on campus, but you will see some post-grads living around here," says Benninghoff. "There are a few houses that rent out rooms." Proximity to the college also comes with easy access to Notre Dame football games and other college attractions, like the Notre Dame golf course and the DeBartolo Performing Arts Center.

Employment opportunities in education and healthcare
The two biggest employers in the area are Notre Dame and the suite of medical facilities surrounding Memorial Hospital. The university is about 1.5 miles away, and the hospital is less than a mile down Michigan Street. Although Michigan Street heads over the river, a protected pedestrian and bike lane runs along the bridge, making it a doable commute without a car. The South Bend International Airport is about 4 miles away for longer trips.

Shop at Eddy Street or downtown South Bend
The two closest hotspots for shopping and dining are Eddy Street Commons and downtown South Bend, which are both just over a mile away. Eddy Street Commons has a college-town feel, especially at the popular sports pub O'Rourke's. Downtown South Bend is a bit more bustling, and it has some of the best restaurants and nightlife in the city. The Morris Performing Arts Center offers world-class performances in an ornate 1920s theater and is surrounded by fine dining options. For groceries, North Shore Triangle residents can visit Trader Joe's off Howard Street, which is about a mile away, or Martin's Super Market, which is 3 miles away.
Eddy Street Commons is a busy spot for locals to grab a bite to eat or hang out during game day.
O'Rourke's is a very popular game day hangout in Eddy Street Commons.
