It takes a village
Rum Village has a lot to offer its residents. There are large employers, a top city school, an expansive nature outlet and one of the main shopping intersections in the city nearby. What draws homebuyers to the area, however, is not just its convenient location and nearby amenities but its communal, village-like spirit. "All the houses I've sold in the neighborhood were to families either relocating within Rum Village or moving to the neighborhood because they had family there," says Ashley Hairston, Realtor and team lead of ANH Realty of Coldwell Banker. "People move and stay here for connections." Rum Village feels more like a small and remote village than it does a neighborhood only 3 miles from the center of a city.

Gathering at Rum Village Park for adventure and meetings
Sharing a name with the neighborhood is Rum Village Park. The park takes up most of the undeveloped space in the neighborhood's southern end and is home to a mountain bike trail, dog park and disc golf course. "It's a good point of interest that draws people to the neighborhood if they like being outside," says Kathy Glassburn, associate broker with Open Door Realty with 34 years of real estate experience. The Rum Village Nature Center opened in 1974 and has viewing areas for birds, small animals and insects. It is also where the Rum Village neighborhood association meets on the second Wednesday of each month. The newest addition to Rum Village's outdoor space is a high-ropes and zipline course perching in the forest's tall trees. Walker Field Park has courts and fields for softball, tennis and basketball, and a playground and swing set for children. Plenty of indoor recreation is available for snowy winter days at Chippewa Bowl bowling alley, The Ice Box Skating Rink and AMC South Bend 16 movie theater. Older residents can go to Four Winds South Bend, the city's casino, which is nearby.

Diverse housing styles from the first half of the 20th century
Except for some newer developments and homes along the side streets of Rum Village, most of the neighborhood's 2,000-plus homes are along tightly gridded streets in the northern end. Some ranch-style homes from the 1950s are along the gridded streets, but most homes are from 1910 to 1940. "I'd say the main draws to Rum Village are its affordability and diversity," Glassburn says. "Both the homes and people are diverse. The homes aren't cookie-cutter like in subdivisions where every fourth house is identical." Cape Cods, bungalows and workers' cottages are the most popular styles, ranging from $35,000 to $150,000. However, most homes under $60,000 usually have "fixer-upper" or "needing repairs" in their listings. The largest homes in the area – small Colonial Revivals and American Foursquares – are typically more expensive, starting at $85,000 and reaching upwards of $200,000. Narrow lots are standard, with little room on either side of the home at their center. Without space for driveways, detached garages are mainly accessible only by alleyways that intersect the residential roads. Despite the off-street parking, many park their cars along the streets, and some take advantage of empty lots from demolished homes to park spare vehicles.

Local watering holes and national big box stores
South Bend has several shopping destinations on the city's outskirts, including one in Rum Village. "Proximity to shopping and dining is a plus," Hairston says. "There are gas stations and convenience stores within walking distance, but the shops around Ireland Road and Michigan Street are within a short drive." Walmart, Lowe's, Menards and Aldi anchor the intersection, and fast-food chains are along Michigan Street. Large industrial buildings for suppliers, manufacturers and warehouses are in the same area, utilizing the nearby highway and train tracks. Small, locally owned restaurants and bars are in Rum Village's residential half, within walking distance of many homes. Lonnie's Bar & Grille, Dorbin's Old Town Tap and Rum Village Inn each offer beers, cocktails and simple American food. The large patio at Dorbin's has umbrella-covered tables and standing room to watch local musicians play on the outdoor stage.

Lowe's and Wal-Mart are some of the main big box stores in the South end of Rum Village.

The highest-rated high school in the district
Children in Rum Village begin learning at Monroe Elementary School, rated a C by Niche. Jackson Middle School is rated a C-minus and has impressive sports facilities, including a football field, rubber track and re-vamped baseball diamonds of multiple sizes. Students graduate from Riley High School, which is rated a B. The high school is the highest-rated high school in the South Bend area and among the state's top 20 most diverse public high schools. Our Lady of Hungary School is a private catholic institution in the neighborhood associated with the next-door church of the same name. At its establishment, Rum Village had a large population of Hungarian, Croatian and Serbian residents. The church and associated school were significant community landmarks. A few other churches of different denominations exist in the neighborhood, including Saints Peter and Paul Serbian Orthodox Church and New Life Fellowship Ministry.

South Bend is improving bike options
Prairie Avenue is a main road intersecting Rum Village at a diagonal, leading northeast to downtown South Bend, about 3 miles away. South Michigan Street and Prairie Avene connect to U.S. Route 20, a main connecting highway of the northeast region of Indiana and the southeast region of Michigan, called Michiana. Buses run along some of the streets in the northern end of Rum Village. Still, the residents depend heavily on cars to run errands and get to work. One employer within walking distance of most homes is the Armed Forces Reserve Center at the neighborhood's center. "I haven't sold any homes to anyone in the military myself, but I could see the base being nearby as a positive for someone who works or is stationed there," Glassburn says. South Bend International Airport is 4 miles north, and the nearest hospital, Memorial Hospital of Beacon Health System, is 3 miles north. While there are no bike lanes, the City of South Bend is increasing its bike options with a few proposed routes in Rum Village.
