Wooded Estates and Notre Dame are neighbors
The small triangular neighborhood of Wooded Estates is influenced by what's nearby. The University of Notre Dame, one of the country's most well-known universities, is just north of the neighborhood. Its academic tone spreads throughout Wooded Estates, a neighborhood with twice the number of college graduates and advanced degree holders as the national average. Housing styles vary from street to street. Homes on the eastern end reflect the neighborhoods in that direction – sprawling, tree-filled and with architecture from the turn of the century. Small, early 20th-century homes, like those south of the area, are around, but the neighborhood's housing trends newer. "Closer to the university, they've been building newer homes and townhouses," says Ashley Hairston, Realtor and team lead of ANH Realty of Coldwell Banker. "There are also new luxury apartments."
A wide range of prices that depend on style and age
Twyckenham Drive divides the neighborhood into two parts, and the houses on the eastern half give the neighborhood its name. Built mostly at the turn of the 20th century, sprawling ranch-style homes, new traditional homes and Craftsman-style farmhouses have relatively spacious yards for South Bend and sit under tall trees that shade their yards and driveways. The homes sell between $260,000 and $1.1 million. Houses to the west are mostly bungalows, American Foursquares and workers' cottages from the early 1900s. They range from $130,000 to $300,000 and have more renters. "There are a decent number of rental properties on the east side of the river for students and employees at the university," Hairston says. "Especially in the neighborhoods within walking distance." Luxury townhouses and condos, built within the past few years, are near the neighborhood's park and sell between $500,000 and $750,000.
Exercising on the university campus
Frederickson Park is in the middle of the neighborhood's west side and has walking trails around a fishing pond and dock. The long and narrow Coquillard Park to the south has playgrounds and a half-basketball court. Many residents in the neighborhoods nearest to Notre Dame exercise on campus. Though the athletic facilities are closed to the public, the campus trails, green spaces and parks are popular among walkers and joggers. The university also offers events open to the public, like Fighting Irish football games, seminars and performances.
Near major shopping in Mishawaka
Directly north of the neighborhood, along South Bend Avenue, is a shopping area with Martin's Super Market, post offices, banks and familiar retail stores. By continuing north to Interstate 90, shoppers arrive at University Park Mall. The mall has a food court and 137 stores and services. On the other side of Interstate 90 is a large shopping plaza with national grocery stores, department stores and fast-food chains. Parisi's Ristorante Italiano is a family-owned, upscale Italian restaurant in the neighborhood. The dimly lit dining room with brick walls has candles on each table, while the patio seating out back is like a little Italian café with lights and a tree canopy overhead.
Adams High School is highly diverse
Children begin their education at Nuner Elementary School, followed by Jefferson Middle School. Both are rated C by Niche. Adams High School is rated A-minus and is the top-rated high school in the district. It also earns the highest grade for diversity and has more than 30 after-school clubs and organizations, including The Drug & Alcohol Prevention Program, Hiking Club and Sewing and Knitting Club.
Walking or biking to class and work
Wooded Estates is walkable and bike-friendly, and many residents use the sidewalks, bike lanes and trails for their commutes to work or class at Notre Dame, the city's largest employer. One bus line goes through the neighborhood, connecting to others surrounding the campus or heading 3 miles downtown. South Bend International Airport is 6 miles west, across the St. Joseph River, and Saint Joseph Mishawaka Medical Center is 4 miles east, near the shopping corridor in Mishawaka.
