Quiet and convenience in South Berwick

Located 30 minutes off the coast of Maine, between Portland and Boston, South Berwick is a rural town with historic houses, abundant outdoor recreation and a village vibe. “It’s a very tight-knit area,” says Ken Powers, a broker with Portico Realty, who grew up in South Berwick. “They have a farmer’s market and holiday parades. It has that very village-y downtown area, or you can be out in the woods and feel more rural.” South Berwick was set off from the town of Berwick in 1814. The region was successful in part because of the proximity to the Salmon Falls River, which was the site of various mills in the 1600s. Traditionally, the town was known as a hub for lumber and apple orchards. Today, it’s a quiet, quaint town for people who want to be close to Portland and the near coast, but not so close that they’re affected by traffic.

A buzzing downtown with plentiful local businesses in South Berwick

The downtown streets are lined with cafes, shops and restaurants. At Engrain, residents can get a nutritious bowl of veggies and protein, as well as superfood smoothies or sandwiches. Fogarty’s restaurant, which has been open since 1960, serves everything from burgers to elegant seafood entrees and has an extensive dessert menu. The deli at Nature's Way Market serves sandwiches, salads and soups and is stocked with fresh meats and produce for residents’ grocery shopping. Boutique gift shops like HS Mercantile and A Little Something sell clothes and knickknacks from local artisans.

Farmers market, pony rides and water lanterns in South Berwick

From June until September, the South Berwick Farmers Market is held every Monday in the parking lot of Central Elementary School. Residents can shop for fresh produce, baked goods, soaps and more. For young equestrians, Lyman Hill Farm offers packages where kids can ride ponies on dedicated trails and even host birthday parties at the farm. The nonprofit organization SoBo Central arranges community events like LanternFest, where attendees launch water lanterns on Knights Pond. The South Berwick Recreation Department also holds group fitness classes, like Zumba and yoga, at the local community center.

Centuries-old homes in a rural South Berwick

South Berwick’s history is apparent in the 18th-century colonials throughout the town, while Cape Cods built in the mid-1900s can be found further away from the town center. There’s some new construction, but no planned communities. A three-bedroom home in South Berwick will usually sell between $400,000 and $500,000. The rural nature of the town means that it’s mostly car-dependent, and there are few streetlights or sidewalks.

Highly ranked public schools and the historic Berwick Academy

South Berwick is home to the historic Berwick Academy, a private school that provides instruction for kindergarteners through 12th grade with a student-teacher ratio of 8-to-1. Tuition is around $48,500 per year according to Niche, who has given the school an A-plus rating. Trails take hikers to Balancing Rock

One of the big attractions of South Berwick are the opportunities for outdoor recreation. “There’s a lot of outdoorsy people there, a lot of hikers and hunters,” Powers says. The biggest attraction is nearby Mount Agamenticus, where visitors can go hiking or mountain biking. The nearest trailhead is 6 miles from downtown South Berwick. At Orris Falls Conservation Area 7 miles away, hikers can explore trails to Balancing Rock, a glacial erratic that sits perched on a ridge as though it’s on the verge of toppling. During the summer months, residents in South Berwick take advantage of the proximity to Maine’s eastern coast and explore places like York Harbor Beach 12 miles away.

Drive to Portland within an hour from South Berwick

South Berwick’s 10-mile proximity to Interstate 95 means that it’s easy to get to Boston within 90 minutes or Portland within an hour. The Portsmouth Naval Shipyard, a major employer for the region, is 13 miles away, a commute that will take around 30 minutes in rush hour traffic. For longer travel, residents can catch a train at the Dover, New Hampshire's Amtrak station 5 miles from South Berwick, or a flight at Portsmouth International Airport 15 miles away. York Hospital has a full-service facility 11 miles south, as well as a small community medical center in South Berwick.
