South Dennis offers access to either side of Cape Cod

South Dennis is one of five villages of the Town of Dennis on Cape Cod, situated near the middle of both the town and peninsula. Though it is the only village of Dennis to be landlocked and lack beaches, the seaside is less than 6 miles in any direction from the center of the neighborhood; Cape Cod Bay is off the north side of the peninsula, with Nantucket Sound to the south. “What’s great about Dennis is that it has more beaches on the Cape than any other town,” says Shane Masaschi, a broker associate with Compass Real Estate who also serves as the Chatham Merchants Association’s treasurer. “There are bayside beaches on one side, which have smaller waves; the water has beautiful sunsets and sunrises because of the way it faces. When we have company, we take them out … to see some of the most spectacular sunsets in the country.” South Dennis is highly residential, pairing its quiet living with access to the coast, and drivers can conveniently get around the Cape thanks to Massachusetts Route 6, which bisects the neighborhood.

Ranch-style and Cape Cod housing line South Dennis streets

Most housing is in the northwest section of the village, where properties are spaced out along residential roads. The neighborhood consists largely of ranch-style and Cape Cod homes, along with some manufactured properties at the Old Chatham Road RV Resort & Campground. Waterfront homes can be found on Follins Pond. Single-family homes typically cost between $500,000 and $1 million. Manufactured homes often range between $30,000 and $100,000.

Education within the Dennis-Yarmouth Regional School District

The Dennis-Yarmouth Regional School District earns a grade of B-minus from Niche. Station Avenue Elementary School gets a B and enrolls kindergarten through third grade. Dennis-Yarmouth Intermediate School follows with a C-plus rating. Dennis-Yarmouth Middle School and Dennis-Yarmouth Regional High School each receive a B-minus. The high school offers extracurricular activities like marching band, a tech club and the student yearbook.

Green spaces between Cape Cod beaches

In the northeast corner of the village, Bakers Pond Conservation Area offers outdoor recreation. Wixon Pickleball Courts has 14 courts. Johnny A. Kelley Recreation Area is an award-winning green space with several baseball fields, courts for both tennis and basketball, and a soccer field. Part of the Cape Cod Rail Trail’s 25-mile span traces the southern boundary of the neighborhood. The path takes walkers and bikers through six towns on Cape Cod. “It goes to Yarmouth on one side and Wellfleet on the other side, because Dennis goes all the way across the Cape,” Masaschi says. “People come here just to bike the Cape.” West Dennis Beach and Sea Street Beach sit on Nantucket Sound to the south. Mayflower Beach and Paine’s Creek Beach are on Cape Cod Bay about 6 miles north.

Highway travelers hop on state Route 6

Massachusetts Route 6 runs through South Dennis and is Cape Cod’s busiest highway. “Route 6 takes you from over the bridge all the way up into Provincetown,” Masaschi says. “If you want to get somewhere quicker, you get on Route 6.” State Route 28 passes by to the south of the neighborhood. Chatham is less than 15 miles east, with Boston nearly 80 miles northwest. Cape Cod Regional Transit Authority buses stop at Patriot Square on Route 134. Air travelers have Cape Cod Gateway Airport under 10 miles west and Boston Logan International Airport around 80 miles away. CareWell Urgent Care South Dennis sits within the neighborhood.

Local Cape Cod restaurants in South Dennis

Patriot Square sits in southern Dennis, home to a Stop & Shop and Marshalls. Ring Bros. Marketplace has chef-prepared dishes, fresh produce and more across East-West Dennis Road. “There is something for everyone within that shopping district,” Masaschi says. “There is Dunkin’, but also small mom-and-pop stores, like bagel places.” Buncey’s Pizza & Sports Café and Jason’s Tavern serve American fare. Red Cottage Restaurant specializes in comfort food. The Cape Cod Mall, which includes a Target, is about 10 miles west.

Seasonal events for the holidays at Cape Cod parks

Each December, Santa Claus descends into South Dennis, though not by sleigh. “They fly Santa into Patriots Square every winter,” Masaschi says. “He arrives by helicopter; in Chatham, he comes in by boat. In Patriots Square, they helo him in.” Halloweenpalooza features live music and candy hunts in late October at Johnny A. Kelley Recreation Area. Devil’s Purse Brewing has Live Jukebox Fridays, where patrons can pick songs from a featured vinyl collection. “Devil’s Purse Brewing is a fairly new brewery, but they do Friday nights over there to get people out and get them together,” Masaschi says. Several local venues and museums are less than 5 miles north. The Cape Playhouse has put on productions like “Waitress” and “Rent” during its seasonal runs. The Cape Cod Museum of Art showcases local creators, holds exhibitions and offers a sculpture garden.
