A less expensive Huntington enclave popular among commuters
South Huntington is the birthplace of Walt Whitman, and there are still echoes of the famous poet across the city — a statue located in the mall that bears his name, hiking trails named after him and even his childhood home, which is now a museum. It’s an element of South Huntington’s character, but for homebuyers, the city’s true appeal rests elsewhere. Out of the communities that make up the Town of Huntington, South Huntington is one of the more inland areas. While this means there are no waterfront homes here, the tradeoff is that home prices don’t climb as high as they do in Huntington Village or Huntington Bay, and it’s much more accessible for commuters. “A lot of times a first stop for people coming out to the island,” says Jeffrey Stineback, the founder and team leader of the Long Island Home Team at Compass Real Estate on Long Island. He’s been selling homes in South Huntington for about 25 years.
According to the U.S. Census Bureau, 29.5% of residents work in educational services, health care and social assistance. Beyond the area’s schools, which serve as major employers, Huntington Hospital is about 5 miles away, providing jobs in the health care and social assistance fields.

Homes starting in the $500,000s
South Huntington is split into two distinct sections. “In the west end of South Huntington, you have a lot of small lots — 5,000-square-foot lots, smaller homes, a lot of it starter housing,” says Craig Turner, the deputy director of the Town of Huntington’s Department of Planning and Environment. “And then on the east end of South Huntington, you have 1-acre zoning, so you have some larger properties for people who are looking for a little more land.” Homes on the west end lean toward Cape Cods and ranch-style homes, but hi-ranches, split-levels and new traditionals are common throughout the area. “Some areas feel like a village,” Stineback says. “Smaller lots, various styles of housing. So it’s attractive that way, too.” The median home price in South Hampton is $689,990, which is higher than the national median of $418,700. But it’s much less expensive than homes in the nearby waterfront community of Huntington Bay, where the median is $1.92 million and homes max out at nearly $6 million.

Niche gives the South Huntington Union Free School District an A and lists it among the top 10 districts in Suffolk County. The district made the National Association of Music Merchants’ list of “Best Communities for Music Education” in 2024 — its 25th year earning the distinction. South Huntington is also home to Saint Anthony’s High School, which Niche gives an A-plus and lists among the top 10 Catholic high schools in New York.

Major highways, LIRR’s Huntington Station
South Huntington is hemmed in by state Route 25, state Route 110 and the Northern State Parkway. This makes commuting by car easy, but another major draw is South Huntington’s proximity to the Long Island Rail Road’s Huntington Station. One of the busiest on Long Island, the station is less than 3 miles away and brings commuters to Manhattan’s Penn Station in about an hour and 20 minutes. Long Island MacArthur Airport is about 21 miles away.
Recent renovations at Walt Whitman Shops, major retailers along 110
Walt Whitman Shops in South Huntington offers more than 80 stores. The mall has also been the center of recent development in the city; in November 2024, it completed a $75 million renovation project to upgrade facades, resurface parking lots and improve outdoor spaces in addition to adding retail space. According to Turner and Stineback, Whole Foods was the most eagerly awaited addition. Restaurants and other shops, including other major retailers, are generally stretched along Route 110.

Pocket parks, Town of Huntington beaches
Terry Farrell Park is the biggest of South Huntington’s small collection of parks, offering athletic fields and courts alongside its playground. As part of the Town of Huntington, residents can also pay a fee for access to the town's nine beaches. These beaches provide access to activities like boating, kayaking, paddle boarding and swimming. Turner says the South Huntington Public Library is another focal point for the community.

Hurricane season in an inland community, dropping crime rates
Hurricane season impacts all of Long Island, but South Huntington’s inland nature means it has only a moderate risk of flooding, though the season still brings a severe risk of high winds. South Huntington is served by the Suffolk County Police Department’s 2nd Precinct. According to the county’s data comparing 2020 and 2021, violent crime in the precinct dropped by 23.1% and property crime fell by $15.7%.
