A Huntington-area suburb with plenty of its own attractions
Toeing the Ohio line, Burlington offers quiet Tri-State living just across the river from jam-packed Downtown Huntington. Residents here have plenty of their own amenities to enjoy, or can quickly cross the water for more. And it comes in a setting that’s lighter on the pockets. “It’s close to Sam’s Club, Walmart. It’s close to restaurants,” says Mendy Blakeman, an area Realtor with M&M Realty who has almost 20 years of experience. “Also it’s a bedroom community for Huntington, West Virginia. Huntington, West Virginia, has more taxes. So if you live in Burlington, South Point, Chesapeake, Proctorville, then those are great areas and the taxes aren’t as high.”

Homes cover a variety of tastes and budgets
Burlington, though relatively small, has an assortment of options. “You can find different types of houses,” Blakeman says. “You can find double wides, single wides, stick-built homes. You just have a variety. It’s a great area, you don’t have any restrictions. You don’t have any HOA fees in most areas.” Some properties have views of the water courtesy of the Ohio River, and most come with a good bit of lawn space on lots that are usually at least .10 acres and often much more. The area has mostly single-family houses, but there are some condos, in the Willowvale Square complex. Listings don’t hit the market particularly often here, but they tend to sell pretty quickly when they do. Single-family homes in Burlington sell for anywhere from $50,000 to $330,000 based on square footage and condition. The condos in Willowvale Square go for $115,000 to $285,000. Also, the area’s crime rating of 2 is significantly better than the national average according to the CAP Index Crime Score.

Pointers points the way to afterschool fun
The area’s South Point Local School District carries a C overall grade on Niche. The C-rated Burlington Elementary has an active PTO, supporting programming including Donuts with Grownups, when students’ family members can come in for a visit. South Point Middle School has a C grade as well and offers the Pointers Afterschool Club, which features activities in everything from theater to science. The C-plus-rated South Point High has an award-winning band.
Scenic Byway helps locals get around
U.S. Route 52, also known as the Ohio River Scenic Byway, is the major highway in this area. Route 52 is commuters’ connection across the river and into Huntington, West Virginia’s second-largest city. Route 52 runs into Interstate 64 in Huntington and that’s the way people in Burlington can reach the Huntington Tri-State Airport, which is just about 11 miles south and operates commercial flights through American Airlines and Allegiant.

Locals can take advantage of Burlington’s location along the Ohio River at The Commons, a waterside park. The Commons includes a playground, two asphalt basketball courts, a pair of pavilions and multiple swinging chairs to relax in while soaking up the views.

Route 52 is ripe with amenities
The Route 52 corridor is lined with businesses, so residents don’t have to go far for essentials. Stores on this stretch include Walmart, Sam’s Club, Lowe’s and Dollar Tree. A location of the chain Guthrie’s, which is known for its chicken fingers, opened just off Route 52 in 2024 and has been a draw. The locally owned Casa Grande restaurant is just west of Guthrie’s, a spot Blakeman says is wonderful. The fajitas at Casa Grande are a hit.

Huntington has an array of special events
While Burlington is a largely quiet area, residents looking for community programming only have to head over to Huntington. That city hosts all sorts of events, from the West Virginia Hot Dog Festival downtown in July, which includes root beer chugging and hot dog eating contests, to Dawg Dazzle, a Fourth of July celebration at Harris Riverfront Park with multiple musical performances and fireworks. Downtown Huntington also has live music on a weekly basis from May to August as part of the Friday-evening 9th Street Live series.
