Home prices trend lower than nearby suburbs like West St. Paul

South Saint Paul’s market has some variety, with early-1900s bungalows and Foursquares down the road from modern Craftsman styles and New Traditional houses built in the 2000s and 2010s. Still, you’ll find a lot of mid-20th-century Cape Cods, split-levels and ranch-style homes. While driveways and attached garages are common for newer properties, older ones often have back alleys leading to attached garages. There are also townhouses and condos. The median single-family home price is lower than in West Saint Paul, with prices ranging from the high $100,000s to the low $500,000s. You can find an investment property for under $100,000.

Residents meet up at local eateries like Black Sheep Coffee

Nowhere is the city’s community spirit more on display than in its local businesses, including Black Sheep Coffee. “There are always people in there just sitting and chatting,” says city clerk Deanna Werner. “You will definitely run into people you know when you hop in there.” Other options include:

  • Hilltop International Cuisine, a restaurant with Ethiopian, Mediterranean and Asian dishes
  • The Coop, a local favorite that’s been serving residents since 1963
  • Stockyards Tavern & Chophouse, a restaurant and bar with a relaxed atmosphere
  • Biryani Stop, a family-owned eatery that serves Pakistani food
Residents get their groceries from Knowlan’s Fresh Foods, a local grocer with a full-service deli and bakery. Big-box stores like Lowe’s and Target are only a few minutes away, in West Saint Paul.

Kaposia Landing and other parks connect with riverfront trails

With the Mississippi River and over 240 acres of parks, there are plenty of opportunities to get outdoors. You can:

  • Enjoy riverfront views or visit the dog park at Kaposia Landing
  • Bring your kids to the playground and ballfields at Jefferson Park
  • Have a picnic at Fred Lawshe Park
  • Cool off during the summer at the splash pool at Lorraine Park
  • Play a round of disc golf at Kaposia Park
There are also several access points to the Mississippi River Trail, where people can walk, run or bike along the water and take in the views. It is part of the larger River to River Greenway, which connects Dakota County parks from Lilydale to South Saint Paul.

Community events like Kaposia Days bring people together

Part of what makes South Saint Paul so special is the sense of community. “People who live in South Saint Paul have lived here for a long time, and they appreciate that they know their neighborhood,” Werner says. Residents come together for events like Kaposia Days, three jam-packed days of festivities to celebrate the community. Programming includes a classic car show and sports tournaments, but Werner says that the best part of the weekend is the Grande Parade. Even smaller events like Splish Splash Bash, where locals cool off with a slip and slide, or the summer concert series at Jefferson Park are “well-attended and a lot of fun,” Werner says.

Most people drive, with Interstate 494 and Highway 52 in the city

When not walking or riding their bikes, most residents get around by car. Interstate 494 and U.S. Route 52 go through the city, leading about 10 miles (15 minutes) to downtown Saint Paul and 20 miles (30 minutes) to downtown Minneapolis. Public transportation is somewhat limited, but Metro Transit buses stop along Highway 52 and Thomas Avenue.
