South Yarmouth appeals to vacationers and long-term residents

South Yarmouth is a quiet community smack in the middle of Cape Cod. This Barnstable County area is full of subdivisions, shopping centers and quick access to Cape Cod Bay and the Nantucket Sound. You'll see grand homes along the water as well as smaller properties with simple designs. There are options for people who want a place to call home during the warmer months or all year long.

Housing options vary from starter homes to estates

Eric Rollo, vice president of Greater Boston and Cape Cod for The Agency, says South Yarmouth has a mix of seasonal residents who own second homes and people who live in the area all year. “There’s different housing stock,” Rollo says. “There [are] seasonal stuff and beachfront cottages, more seasonal rentals, and a lot of single-family.” Homes with simple Cape Cod or ranch-style designs and usually no more than three bedrooms can range in the lower $300,000s to $600,000s. Homes with at least three bedrooms might sell in the mid-$600,000s to upper $900,000s. Grand estates have sold for $1 million to $4 million, often for their water access and private docks. “Right now, it’s a sellers' market because of low inventory,” Rollo says. “You’ll see that change quite a bit. The smaller starter homes, because of the affordability, are sought after, and they’re holding their price points a little better. The demand for year-round homes will increase.”

Beaches, bike trails and golf courses to explore

Spending the day on the beach is just one way South Yarmouth residents can get outdoors. “It’s family friendly with a lot of things to do,” Rollo says. “Having a family that vacationed down there, you can spend the day at the beach and then hit the bumper cars or mini golf and then head back for smores around the fire pit, whether on the beach or in your backyard.” You can explore more of the area by:

  • Parking at Station Avenue lot near CVS before biking along the Cape Cod Rail Trail.
  • Playing a round at Bass River Golf Course or Bayberry Hills Golf Course.
  • Launching a boat onto the Bass River for a day on the water.
  • Compete against your family at Pirate’s Cove mini golf course.
During colder months, residents might take a short trip into nearby Hyannis to visit some of the museums or movie theaters.

Stopping into shop and restaurants along Route 28

Rollo mentions the area has everyday needs, like groceries from Stop & Shop or Shaw’s. State Route 28 is lined with a few locally owned shops, like the Cape Cod Salt Water Taffy shop that opens seasonally and the Wicked Thrift consignment shop. When it comes to dining out, you might visit:

  • Gerardi’s Cafe
  • Captain Parker's Pub
  • Seafood Sam’s
  • Hearth ‘n Kettle
Nearby Hyannis has more options when it comes to stores and restaurants, especially at the Cape Cod Mall. Driving to the mall takes about 20 minutes with moderate traffic.

Where you might go for work on the Cape

It takes about an hour to drive the 60 miles up to Boston, though traffic can be heavy during warmer months when tourists are visiting Cape Cod. Because of this, many residents work locally. “[It’s a] work-from-home environment, where people are using their Cape properties three-fourths of the year instead of seasonally,” Rollo says. “People work down there for a couple weeks in a row and then a week up around Boston. The majority of people I know live and work on the Cape, whether in health care or education.” Some of the major employers for Barnstable County include:

  • Nantucket Airlines
Most people in the area drive to get around, but the Cape Cod Regional Transit Authority does have a fixed bus route that passes through South Yarmouth along Route 28. The H2O Route makes stops in areas like West Dennis, Harwich Port and Chatham Village going in between Hyannis and Orleans.

Residents live close to D-Y schools

The highly rated Dennis-Yarmouth Regional School District serves the area. The intermediate, middle and high school neighbor each other. Locals call the schools by nicknames. For example, Dennis-Yarmouth Regional High School is usually called D-Y Regional High or just D-Y.
