Tucked away from the modern high rises and busy city centers of South Florida lies Green Meadows, a surprisingly rural neighborhood that offers spacious living and residential seclusion. The heavily forested enclave is part of the city of Southwest Ranches, which has worked hard to maintain its slower pace of life with nearby equestrian parks and zoning laws that ensure privacy for homeowners. Yet commercial convenience is not sacrificed as popular shops, restaurants and retail centers are all within 10 miles of the neighborhood. Sandwiched between the Everglades and the sprawl of South Florida, Green Meadows strikes a balance. "It's a place that's worth the investment because it's a unique area in general,” says Steve Winner, broker-owner of Winner Realty. "You could get farm fresh eggs from your neighbor that's living in a multimillion-dollar house. If I want eggs, I can just go get them. You can see horses walking down Sterling Road. They're not worried about traffic because there's not many cars passing through."
Large stately homes on even larger lots
Large lots define Green Meadows, as houses sit on plots no less than 1 acre in size. This law throughout Southwest Ranches is designed to preserve the area's rural feel. Pastel-colored Florida ranch homes and eclectic Spanish Revival estates are popular architectural styles. Contemporary houses with modern accents can also be found scattered throughout the heavily forested streets. While development may date back to the 1970s, many homes have been renovated or completely remodeled as recently as the 2010s.
Well-manicured front lawns and backyard pools are common. Some properties have horse barns or fishing ponds. Housing prices range between $1 million and $1.5 million, with larger plots of land selling for over $2 million. The average sale price is around $1.2 million, significantly above the average for the country and the Miami Metro area. Inventory is very limited, and listings rarely go on the market. According to the CAP index, Green Meadows receives a crime score of 1, which is well below the national average.

Southwest Meadows Sanctuary Park is within walking distance for most residents and offers an open area to play football or toss a frisbee. Future plans include installing picnic pavilions, walking paths and sports fields. The Sunshine Ranches Equestrian Park is 2 miles away and features 10 acres of South Florida's natural landscape with trails winding throughout. Horseback riding is a common activity in Southwest Ranches, and the park offers numerous facilities, including practice rings and a washing rack. Emerald Estates Park has tennis and basketball courts just north of the neighborhood. Of course, while there are multiple public parks to choose from, most homeowners have room on their property for outdoor fun. "Everyone has their own park in their backyard," says Patricia Lewis, local Relator with the Lewis Team at One Sotheby's International Realty.

Close to the Weston Commons Shopping Center

Interstate 75 runs parallel to the neighborhood and connects to downtown Miami, 30 miles away. "Depending on traffic, you could be sitting at a Miami Heat game or eating stone crabs on South Beach in 45 minutes," Winner says. Downtown Fort Lauderdale is 23 miles away, while Fort Lauderdale-Hollywood International Airport is 21 miles away. Weston Hospital is the closest major medical facility, 3 miles away. Broward County Transit services multiple bus stops throughout the area.

The Broward County Public School District serves the neighborhood and is the second-largest district in Florida. Hawkes Bluff Elementary and Silver Trail Middle School both receive an A-minus rating on Niche.
