A home where two thoroughfares converge

Named for its location along two major roads at the northeast corner of downtown Sparks, McCarran Boulevard-Probasco is a neighborhood with over 60 years of history and a promising future ahead of it. This neighborhood sits just 5 miles from the heart of Reno, having sprung up as one of Reno’s many bedroom communities during the mid-20th century. Realtor Sandra Gabrielli says, “The homes here are well-built tract homes from the 1960s. The affordability is a big factor in why people move here, and a lot of investors buy here and make great rentals.” Vintage charm and lower housing prices meet with an abundance of green spaces and proximity to shopping to shape this neighborhood’s unique appeal.

Competitive prices and co-op housing

McCarran Boulevard-Probasco, like much of North Sparks, owes its origins to Reno’s suburbanization in the 1950s and 1960s. “McCarran Boulevard-Probasco is an established neighborhood with trees and parks, but just a bit older,” says Kristin Gil, a fourth-generation Nevadan and Broker at Dickson Realty with over two decades of real estate experience in the Reno/Sparks area. This community’s suburban origins are evidenced by its quiet atmosphere and its abundance of single-family house, little libraries and front-yard gardens. Gabrielli says, “There's a lot of residential in there; most of the homes are smaller, entry-level homes built in the 1960s, and a lot of them are one-car garage homes.” Most of these houses are ranch-style, tending to cost between $300,000 and $500,000. However, potential residents interested in senior co-op living can invest in a two-bedroom unit for as low as $150,000.

In fact, Sparks City Parks & Recreation is headquartered along Richards Way, with Church Park’s green space and playground as its back yard. At the neighborhood’s northern end, Wedekind Regional Park’s 250 acres of pristine desert hill country invite hikers and bikers to immerse themselves in the Sierra Nevada.
