People know the north Spokane neighborhood of Audubon Downriver for its public parks: Audubon Park, where families go for summer concerts and splash park fun, and Downriver Golf Course, set in the pine forests along the Spokane River. Between these recreation hubs, you’ll find blocks of historic homes, walkable family-owned restaurants and shopping centers for grocery shopping. Audubon Downriver combines eastern Washington’s wild beauty with walkable, suburban convenience, all less than 10 minutes from Downtown Spokane.

Historic homes for competitive north Spokane prices

“Audubon Downriver is definitely a historic community in Spokane, with more vintage homes from the 1920s through 1960s that people love for their character,” says Kelli Johnson, a broker with Home Sales Spokane who’s served Washington and Idaho for more than 16 years. “It’s similar housing to South Hill, but the price is still a little lower in Audubon Downriver.” Buyers will find plenty of Craftsman bungalows and Cape Cods alongside pockets of midcentury ranch-style and split-level homes. Mature trees shade sidewalks and backyards throughout Audubon Downriver, and some areas close to the river offer sweeping views over the bluffs along the Spokane River.

Single-family homes usually sell from the mid-$200,000s to the lower $500,000s, though fixer-uppers can sell in the $100,000s and large homes with sweeping views of Riverside State Park or the Downriver Golf Course can go from the lower $500,00s to $1 million. Audubon Downriver has a median single-family home price in the mid-$300,000s. That’s higher than neighboring Emerson Garfield, North Hill and Northwest Spokane. When compared to South Hill neighborhoods like Rockwood, Comstock and Manito, however, prices in Audubon Downriver tend to be much lower.

A walkable neighborhood 10 minutes from downtown Spokane

Locals often walk or bike to get around Audubon Downriver. Commuters have a roughly 4-mile trip to downtown Spokane, whether they’re driving or catching a Spokane Transit Authority bus. Fairchild Air Force Base is about 15 miles away, southwest on Interstate 90.

Packed with parks, a golf course, trails and Spokane aquatic centers

You can easily walk to Audubon Downriver’s public parks and green spaces, whether you’re looking to practice your golf swing, swim in the pool, hike along the Spokane River or take the kids to the playground. Locals love:

  • Audubon Park, a central spot to enjoy sports courts, a playground, woodsy paths and a splash pad
  • Shadle Park Community Park, offering more athletic amenities and an aquatic center next to the local library
  • Downriver Golf Course, a public 18-hole course and disc golf area along the Spokane River
  • Riverside State Park, a huge area where you can paddle in the river or hike to destinations like the Bowl and Pitcher formation

Walkable to Spokane Public Schools

Audubon Downriver is served by Spokane Public Schools. Kids can walk to several of their zoned neighborhood schools, including Finch Elementary School and Shadle Park High School. SPS also offers a choice system, allowing families to apply for spots at other neighborhood or magnet schools.

Close to big-box shopping and locally owned eateries

The commercial sector is convenient in Audubon Downriver, whether you’re stopping at Shadle Center’s Walmart and Safeway or making your way to one of the community’s many locally owned restaurants. “A lot of the clients I’ve had who live there really like to walk to get a coffee or have lunch. It’s definitely that really cozy neighborhood where you can just walk around,” Johnson says. Close to home, you’ll find:

  • The Flying Goat, a trendy, comfortable spot to enjoy pizza and drinks on an outdoor patio
  • Little Garden Cafe, a coffee, pastry and bagel shop across from Audubon Park
  • Tecate Grill, a colorful, casual restaurant serving Mexican staples
  • Judy’s Enchanted Garden, a specialty shop for gardening tools and plants
  • Polka Dot Pottery, a cute place to paint mugs, pots, figurines and more

Family-friendly fun with the Audubon-Downriver Neighborhood Council

“Audubon Downriver is just a really cozy, tight-knit community that does a lot of local things,” Johnson says. The Audubon-Downriver Neighborhood Council helps foster that feeling by hosting family-friendly festivities like Easter egg hunts and free summer concerts in Audubon Park. They also keep locals up to date on other events, such as fundraisers and concerts at neighborhood schools.
