People know Spokane's East Central neighborhood for the smaller areas within it, from the University District’s campus buildings to the revitalizing business district near Grant Park in the South Perry District. In between these communities, you’ll find blocks of homes and condo buildings, busy commercial and industrial centers, on ramps to Interstate 90 and bike trails that connect local parks to the Spokane River. East Central offers a walkable, comparatively affordable place to live and enjoy convenient access to the cultural, recreational and commuter hubs of Downtown Spokane.

The cost of single-family homes and condos near the Spokane River

Buyers will find a broad range of housing styles in East Central. Many blocks are lined by simple National homes and more decorative Craftsman bungalows built around the turn of the 20th century. Pockets of Cape Cods, ranch-style houses and condo complexes were built in the midcentury and later. Move-in-ready single-family homes sell from the lower $200,000s to the upper $500,000s. Investors can find fixer-uppers in the $100,000s. Condos typically sell from the mid-$100,000s to the mid-$400,000s, but luxury units along the Spokane River can go for more than $1 million. East Central has a median single-family home price in the lower $300,000s. That’s lower than the neighboring South Hill communities of Lincoln Heights, Rockwood and Cliff-Cannon, but comparable to Downtown Spokane, Logan and Chief Garry Park.

Highly rated neighborhood and choice Spokane Public schools

East Central is served by Spokane Public Schools. SPS assigns students to neighborhood schools such as the highly rated Lewis and Clark High School. The district also offers a choice system for those interested in other neighborhood schools and specialized magnet schools. The highly rated Libby Center is within East Central, home to the district’s accelerated middle school program, Odyssey.

Walkability and transit access near downtown and I-90

East Central’s University District is home to Washington State University Spokane, and Gonzaga University is just across the river. You’re about 2 miles from downtown Spokane and South Hill’s Providence Sacred Heart Medical Center. Commuters and students might walk, bike or catch a Spokane Transit Authority bus to reach these nearby hubs. You can also catch an Amtrak train to Seattle from the city’s station at West 1st Avenue, just west down Sprague Avenue. Interstate 90 passes through the neighborhood, offering access to Spokane Valley and major employers like Fairchild Air Force Base.

Big-box shopping and neighborhood restaurants

“Depending on where you’re at, you can easily get to major shopping like Costco, Target and Home Depot,” says Jonathan Bich, a Realtor with Coldwell Banker Tomlinson North, who’s served Spokane and the surrounding area for 24 years. Beyond its convenience to major big-box and grocery chains, East Central is also known for its community of locally owned restaurants. In the neighborhood’s commercial districts, you'll find:

  • Sonnenberg’s Market & Deli, a meat market and sandwich spot with a storied history, established in 1891
  • South Perry Pizza, a favorite spot for artisan pies and drinks on the outdoor patio
  • Dick’s Hamburgers, a retro spot that’s served burgers and milkshakes since the 1960s

Easy access to community parks and the Centennial Trail

Locals are often a short walk from the nearest community park. You might go to Grant Park or Underhill Park to use seasonal splash parks, jungle gyms and sports courts. There’s a library and aquatic center near Liberty Park’s playground, picnic areas and athletic fields. “One of the neat things is there’s a trail between Liberty Park and Underhill Park called the Ben Burr Trail,” Bich says. “It used to be a little place to walk through the woods, but they upgraded it several years back. It’s a biking trail now, wide and paved, but it still goes through the trees.” Locals also head toward the Spokane River to start hiking or biking on the Centennial Trail, which passes through downtown’s popular Riverfront Park not far from home.

Close to downtown festivities and the Thursday Market

Close to buzzy downtown events like Hoopfest and the Spokane Lilac Festival, East Central maintains its own calendar of more local community events. One of the most popular is the South Perry Thursday Market, a farmers market that pops up weekly through the warmer months. The East Central Neighborhood Council and Fifth Avenue Forward are two organizations that keep locals involved with local events and revitalization initiatives.
