New construction homes on a budget, Ponderosa Ridge and other subdivisions
New construction is often rare at an entry-level price, but that’s not the case in North Indian Trail, where a 2024-built home starts at $335,000. “The area has several national builders and one local builder. They’ve made an effort to create new homes for people who want to downsize,” Bass says. “We don’t have that in a lot of other neighborhoods in Spokane.” Still, newly constructed properties with four times the size can reach $1.1 million, and ranch-style homes from the 1970s and ‘80s mix in. Many streets are a blend of these two eras, a combination of traditional and modern architecture. However, fresh subdivisions are mostly uniform in the neighborhood’s northeastern and southern portions. Some of these newer communities have homeowners associations, such as Ponderosa Ridge, Woodridge and Windhaven, but this isn’t typical. Despite the area’s diversity, most properties have two stories with a sizeable yard, and they’re between $460,000 and $640,000.Exploring the Spokane River and neighborhood parks
The Spokane River flows on the neighborhood’s western side, and it’s a major recreation space for the city overall. Residents can kayak or fish, but hiking and biking are more common. Among the many trails in this area, the Centennial Trail follows the water. It starts at Nine Mile Falls, a dammed waterfall north of the neighborhood, and continues east for 65 miles to Lake Couer d’Alene, Idaho. Riverside State Park protects most of the trail at nearly 9,200 acres, but neighborhood parks provide a smaller option. Pacific Park is just south of North Indian Trail’s commercial district, and its playground and splash pad are popular in summer. Sky Prairie Park is about 3 miles east for another playground and additional walking paths.Spokane Public Schools close to home
Woodridge Elementary is on the neighborhood’s northern side and scores a B from Niche. Salk Middle is to the east with a B-minus, and Shadle Park High is just south with the same grade. This high school opened in 1957 and was the first modernist style campus in Spokane. About 5 miles east of the neighborhood, Whitworth University is a private Christian university with a student-faculty ratio of 10-to-1. Students can enroll in more than 100 majors and academic programs, and their study abroad program goes to over 60 countries.Sundance Plaza has a grocer and local restaurants
Sundance Plaza is on the neighborhood’s southern side, just off Indian Trail Road. This shopping complex has a Safeway, ACE Hardware and many locally owned restaurants. JJ’s Tap and Smokehouse is one of these spots. It started in 2016 when the two owners decided to take their barbecue and craft beer habit to the restaurant stage. The place has become a neighborhood hangout since then, with bingo on Mondays and trivia on Tuesdays. In the same building, Adelo’s Pizza, Pasta & Pints is family owned and also has trivia Tuesdays. Specialty pizzas include the Chicken & Waffle and Taco Taco, and their calzones are highly recommended by locals. Department stores such as Burlington and Ross are about 5 miles southeast, clustered along Division Street.Indian Trail Road and other thoroughfares
While some newer subdivisions have sidewalks, they’re few and far between. Most people drive around this neighborhood and the wider area as a result. Indian Trail Road is the main thoroughfare here, and it leads north to more rural parts of Spokane. It also connects south to Francis Avenue and Division Street, and these routes create a roughly 10-mile trip into downtown Spokane. As an alternative, Spokane Transit Authority operates throughout the city, and its Route 23 has several stops on Indian Trail Road.
