People are committed to driving at least 15 minutes to get groceries,” she says. Residents are about 20 miles from Fredericksburg and must drive to reach shopping, dining, and other necessities. Fawn Lake also has an overall CAP Index Crime Score of 1 out of 10, the lowest possible score and significantly lower than the national average of 4.

Fawn Lake covers 288 acres and anchors the community as a destination for outdoor recreation. It has seven miles of shoreline, including a sandy beach with Adirondack chairs and a shaded playground. The dock and boat launch area has over 100 slips for homeowners to lease, and residents can enjoy activities like waterskiing, wakeboarding and tubing. Other pastimes range from paddleboarding and kayaking to shoreline fishing, with largemouth bass being the most common catch. Master-planned community with custom-built estates and new construction
Fawn Lake was developed in several phases and features a mix of custom-built, semi-custom and developer-built spec homes. “When the neighborhood was first designed, it was custom builders only. Those properties were all 3,000 square feet plus and had up to a few acres of land,” Lillis says. “We’re talking anything from Colonial Revival to Georgian and French Chateau.” Larger estates and custom-built homes typically sell for $800,000 to $1.8 million, with lakefront properties being the most expensive. More recent construction includes developer-built spec homes. “Now with Ryan Homes and Atlantic Builders, you’re looking at ranch-style and Craftsman-style homes with smaller lots,” Lillis says. Prices for these smaller properties range from $575,000 to $750,000. Fawn Lake has a mandatory HOA, and residents must pay monthly dues of around $275.

The train connects commuters to D.C.'s Union Station in just over an hour and a half, and locals can also catch an Amtrak train into the capital or downtown Richmond. The closest major airport is Ronald Reagan Washington National Airport, about 65 miles away.
