About 30 miles north of Houston, two communities sit alongside Rayford Road. They share nearby amenities, top-rated school districts, ZIP codes and similar names: Legends Run and Legends Ranch. However, despite all those similarities, there are some important distinctions that draw particular buyers to one or the other. "Legends Run is a much smaller neighborhood with more affordable housing than Legends Ranch," says Peyo Rubio, a local Realtor with Texas Grand Real Estate, who has over 20 years of industry experience. "It's a good spot for first-time homebuyers and retirees looking to downsize." Houses in Legends Run typically feature 1,300-to-2,700 square feet of living space, with average sales prices hovering around $100,000 less than homes down the street in the adjacent neighborhood. Paired with its proximity to Interstate 45 and the Hardy Toll Road, Legends Run offers a convenient location and comparatively affordable housing amongst north Houston's suburban expansion.

Legends Run's curvilinear streets give way to a mix of early 21st-century homes that line paved sidewalks. Modern transitional designs stand tall next to classic ramblers and Texas-style houses with single-story floorplans. Other roads feature an eclectic mix of properties that average about 1,500 square feet. Common amenities include modest fenced-in backyards, small patios and attached one-to-two-car garages. Most residences in the neighborhood range from the low-$200,000s to the mid-$300,000s. Some properties feature private, in-ground pools, but many residents prefer instead to use the community clubhouse pool. Monthly HOA fees of around $40 cover maintenance of common areas.

Education within the Conroe Independent School District
Highly rated schools are also a draw for the community. "We're zoned to Conroe, which has great schools," Peyo says. The Conroe Independent School District is ranked the best school district in Montgomery County by Niche, which gives the district an A rating. Pre-kindergarteners through fourth graders may attend either Bradley Elementary or Ann K. Snyder Elementary, which both earn A ratings. The A-rated Cox Intermediate School serves fifth and sixth graders, while other A-rated schools include York Junior High and Grand Oaks High. Students at Grand Oaks High can take part in any of more than 60 school-sponsored clubs, 19 different varsity-level sports and six different fine arts programs.

Neighborhood parks, pool and surrounding nature trails
Residents have access to an outdoor community pool and playground within the neighborhood. Paved sidewalks weave around the park and adjacent residential streets, welcoming parents with baby strollers, evening joggers and dog walkers. A second, smaller playground sits farther back in the neighborhood along Legends Garden Drive.
Fox Springs Park is another green space located across Rayford Drive, about 1 mile away. A large bright blue pond anchors the park. Paved sidewalks weave around its perimeter, leading to adjacent playgrounds and picnic areas. Additional trails await a few miles south at the Spring Creek Greenway Nature Center. The center oversees the maintenance of ten different preserves, more than half of which feature public nature trails, while others remain closed for wetland and wildlife preservation. The Nature Center also offers educational programming, with exhibits that include live animals, locally sourced rocks and minerals, hands-on activities and a special Children’s Corner for the youngest visitors.

Legends Run residents are a short drive from several chain grocers, big-box retailers and restaurants. A selection of grocery stores sits within a 3-mile radius of the neighborhood. Aldi and H-E-B are scattered along Rayford Road, while Walmart Supercenter and Kroger Marketplace line Birnham Woods Drive. "There's also a brand-new shopping center with a Regal movie theater and restaurants next door," Peyo says of the recently built Birnham Woods Marketplace. Fuego Tacos & Bar is one of several new eateries with a modern bohemian interior that offers a laid-back atmosphere for post-movie cocktails, tapas and tacos.
About 4 miles away, Old Town Spring's boutiques, wine bars and restaurants offer a Wild West feel surrounded by suburbia. Popular eateries here include Wunsche Bros. Cafe & Saloon. Established in 1902, this allegedly haunted saloon offers a mix of modern and rustic charm, but is best known for its Southern fare with favorites like the "Texas-sized" chicken-fried steak, barbecue and bourbon.
Additional shopping, dining and entertainment options await in The Woodlands, approximately 7 miles north of Legends Run. Market Street is a destination outdoor shopping plaza centered around a community green space, while The Woodlands Mall features over 160 retailers and restaurants. However, one of the community's most notable features is the Cynthia Woods Mitchell Pavilion, a top-ranked outdoor amphitheater, attracting world-renowned performers ranging from Jason Aldean to Nelly, and from Jerry Seinfeld to the Houston Symphony.
