The pristine appearance is thanks in part to an active homeowners association that unites the neighborhood. "A lot of the neighborhoods on the west side of Springfield have that kind of standard suburban feel," says Realtor Xuna Hu with The Real Estate Group, who has over five years of experience in the city. "Koke Mill East stands out because of its convenience for shopping." With big brand stores and some of Springfield's best restaurants just a walk away, Koke Mill East residents get a taste of both the slow suburban life and the city bustle.

Newer homes on neat streets
The streets of Koke Mill East are neat, with well-maintained lawns, freshly paved sidewalks, and an evident sense of care in residential appearance. Roads end in cul-de-sacs that often fill with kids playing after school, and streetlamps click on when it gets dark. Homes here were built in the 1980s and 1900s, much newer than anything closer to the city. There's a mix of low-slung ranch styles, two-story properties, and duplexes. Common architectural styles include boxy colonial revivals and the pointed roof of New Traditional styles. The duplex units start off the price range at around $175,000 to $200,000. Based on size and renovation, single-family homes range from $250,000 to $350,000. Yard sizes are usually around a 1/4 acre, which is pretty standard for this area. Some collections of homes share private driveways.

Events and amenities from the homeowners association
Koke Mill East has an active homeowners association that serves the whole community. In 2024, the annual dues were $100, an increase from previous years. Funds go towards a mowing service, weed spraying and a yard waste pickup service. The HOA maintains the common areas, most notably the small ponds within the neighborhood. It also plans the neighborhood's biggest event, the Koke Mill East garage sale. Residents can face fines for things like yard signs or trash cans left at the curb, which helps to encourage a well-maintained appearance.

Walk to some of the city's best in shopping and dining
Less than a mile south of most homes, The Gables is a clean and modern strip mall with retailers like J. Jill, Talbots and Chico's. But the real standouts are the nearby restaurants. Pease's at Bunn Gourmet is a combination of two of Springfield's most successful companies. It offers a mix of handmade candy, quality coffee, and cafe fare made with locally sourced ingredients. The shop has regular live music events and recently started serving vegan desserts. Empire Korean Steakhouse & Sushi has a popular "all-you-can-eat" Korean barbecue. Curate is an upscale dining experience that pairs small plates and wines, highlighting gourmet flavors from across the globe. The shopping center also has a Sam's Club, and within a 3-mile radius, there is also a Target, Walmart and the White Oaks Mall. "The strip malls and shopping options give a lot of life to the area," Hu says. "And there are always new businesses coming in." In 2023, Crumbl Cookies, Academy Sports, and the amusement park Malibu Jacks were all new additions to this west side retail hub.

Academics at Springfield High and a nearby private school
The neighborhood's kids are zoned for Owen Marsh Elementary School, which gets a B-minus grade from Niche. Then it's on to Grant Middle, rated C, and Springfield High School, rated A. According to Lisa Leardi, the Springfield High principal, the school has a challenging mix of Honors, dual enrollment and AP classes available, and over 80% of the graduates move on to higher education. A $100 million renovation kicked off in summer 2024 to update the Springfield High building and add a new gymnasium. For a private school option, Our Savior's Lutheran School serves first to eighth-grade students and is less than a mile away from most homes.

Surrounding fitness facilities and spas
There are a few open green spaces and several small ponds within the neighborhood, but residents have to head into the city for an actual park. Washington Park, the city's largest outdoor recreation hub, is around 3 miles away, less than a 10-minute drive from most homes. While the neighborhood lacks public green space, it has plenty of nearby options for indoor fitness. Within walking distance of most homes, Ahh Yoga has a regular schedule of classes. After a yoga class, locals can pick up a healthy drink at Wellthy Juice Co. and get sore muscles treated at several nearby spas. There are also a few gyms within a 2-mile radius, including the YMCA, Orange Theory and Esporta Fitness.

For those facing a longer commute, Koke Mill East is about 4.5 miles from downtown, and the city's main medical district is about 5 miles away. Route 4 directly to the east connects north to Interstate 55 and south to Chatham and beyond. However, having a major road so close can bring noise to the homes on the east side of the neighborhood.
