"The nice thing about the neighborhood is it remains very affordable in our marketplace,” says Jim Fulgenzi, a Springfield native and team leader of the Jim Fulgenzi Sales Force with Re/Max Professionals. “It’s good for first-time buyers.” The community offers convenient shopping and dining alongside a laid-back, woodsy setting. Rickard Road runs through the majority of the neighborhood, giving residents a sense of privacy reinforced by the natural setting.
Most homes were built in the 1970s and 1980s with spacious layouts
The majority of properties in Pasfield Park West were built in the 1970s and ‘80s, but there are a few newer options from the early 2000s. Raised ranches, ranch-style houses and bi-levels are common, and most houses are over 2,000 square feet. Single-family homes in need of some repairs range from $130,000 to around $150,000. Houses that have been well-maintained or updated start at about $200,000 and go up to $500,000. The Villas at Pine Creek is a 55-plus community where condos sell for between $270,000 and $280,000. Springfield High offers dual enrollment through Lincoln Land College
Students can begin school at Dubois Elementary before attending U.S. Grant Middle. Both schools earn a C from Niche. Springfield High is the oldest high school in the city and receives an A-minus. They offer dual-enrollment courses through a partnership with Lincoln Land Community College. Those seeking a private school can attend Our Savior’s Lutheran School, which has an A-plus and serves prekindergarten through eighth grade. “We tailor our education to the students,” says Our Savior’s Principal Carmen Yagow. “But we also strive to maintain a good relationship with the parents and the community at large.”
Students begin their education at DuBois Elementary School, which has a C-minus on Niche.

Shopping and dining choices are plentiful within a short drive
There are some restaurants and shops along the east side of the neighborhood on South Veterans Parkway. SouthClocktower Café is a locally owned restaurant that serves brunch classics like biscuits and gravy, omelets and Belgian waffles in a classic old-school diner atmosphere. In a colorful, laid-back environment, Xochimilco offers authentic Mexican favorites like fajitas, carnitas and tamales. Shopping is less than 3 miles south at White Oaks Mall, which features dozens of retail stores and a Niemann Harvest Market grocery store. Walmart Supercenter is just off Route 4 outside the neighboring Westchester community, and the latest movies premiere at the AMC Classic Springfield 12.

Green spaces range from wooded trails to botanical gardens
Lewis Park and Trails is a 40-acre green space with miles of running, hiking or mountain biking trails. The Sangamon Valley Trail is over 13 miles long and runs parallel to the park’s west side. The park also has playground equipment, picnic pavilions and acres of woodlands. Two miles east, Washington Park features golf courses, walking paths and a duck pond. “It’s over 150 acres and is hands down the most popular park in Springfield,” Fulgenzi says. Washington Park’s Botanical Garden showcases 1,800 species of plants and flowers across several specialty gardens that cater to various biomes and climates. Schlitt Park is also close by and has a baseball field.

Sangamon Mass Transit and urgent care are both close to home
The neighborhood is mostly car-dependent. Illinois Route 4 follows the neighborhood on its eastern border, creating a straight line to Interstate 72 and the town of Chatham, around 7 miles south. Fulgenzi says it’s easy to get anywhere in the city within 15 to 20 minutes. “We don’t call it a commute because it’s not long enough,” he says.
Sangamon Mass Transit buses travel throughout the county with a local stop at Old Jacksonville and Rickard Roads. Memorial Care Urgent Care is less than a mile south in West Koke Mill. Abraham Lincoln Capital Airport is about 6 miles northeast and offers direct flights to several major cities, including Chicago.
Legacy Theatre hosts concerts and performances close to home
The neighborhood’s proximity to downtown Springfield means residents have full access to city amenities like the Legacy Theatre, the oldest theatre in Springfield, which hosts dozens of concerts and performances annually. The Illinois State Fair is one of the most anticipated local events of the year, bringing hundreds of thousands of visitors every August to experience thrill rides, livestock showings and the latest musical acts.
