Natural beauty in northeastern Springfield
Situated in the far northeastern stretches of the Springfield area, the little neighborhood of Twin Lakes represents an atmosphere of classic suburbia with a price point for homes far below the national average. Convenient amenities and pockets of natural beauty further incentivize potential homeowners interested in acquiring some "North Side Pride." "True to its name, it's got a pond or two, and it is more of a north-end location," says Eric Pedigo, a broker with The Real Estate Group who has served the area for over ten years. "In Springfield, people have a real sense of north-end pride — they love the north end, and they are proud of where they live."
Twin Lakes homes offer a much lower price point than the statewide standard.

Midcentury and modern homes
Though it's set between the busy thoroughfares of Piper Road and the Historic U.S. 66 Bypass, Twin Lakes is known for the level of quiet provided by its distance from Downtown Springfield. This is helped by the fact that the neighborhood is almost entirely residential, cutting down on high-traffic commercial areas. Instead, narrow sidewalks wind past well-maintained homes primarily built in the past 50 years. Yards are decorated with shrubs and trees that provide shade over well-maintained lawns. Culs-de-sac are end-capped with thickets of greenery that occasionally open up to allow a peak at one of the two modest bodies of water that give the area its name. Ranch, split-level and contemporary craftsman are the most common house styles in the area. Prices begin in the low $80,000s for homes under 1,000 square feet and peak in the low $200,000s for more modern construction.

Extensive renovations at Lanphier High School
Students can begin their education at Wilcox Elementary School with a B-minus on Niche. From there, they can attend Washington Middle School with a C rating and an award-winning athletics program that includes track and field, basketball, and volleyball. Older students can enroll at C-plus-rated Lanphier High School, which is just finishing a $100 million renovation that will provide students with more facilities and opportunities to learn a trade or prepare for college. "Not everyone goes to college, but the skills we teach ensure that when they graduate, they have the best opportunities to go into the workforce," says Alicia Miller, principal of Lanphier High School. "Our trade program is huge and allows students to take on an apprenticeship right out of school."
Lanphier High has an excellent extracurricular program for it's students.

Never far from the countryside
Proximity to North 9th Street allows straightforward access to Downtown Springfield and St. John's Hospital, located 4 miles southwest. The local area acts as a peninsula, jutting out into the rural farmlands and long stretches of nature that surround the area. Several nearby towns can be reached via Interstate 55, offering the opportunity for weekend trips. "It's not far from Sherman, which has this amazing park," says Pedigo. "They host events with live bands playing almost constantly."

Classic diner vibes at Leann's Parkway Cafe
Though Twin Lakes doesn't have much in the way of retail, it's situated in the midst of several of the North Side's most popular shopping and dining corridors. Leann's Parkway Café serves up no-frills meals for breakfast, lunch and dinner in a classic greasy spoon diner atmosphere. "There are some really good shopping and restaurants up there," says Eric Pedigo. "A lot of chains, honestly, but Hickory River Smokehouse is great, and there's a Mexican place, Xochimilco, that's good too."
For shopping, The Illinois Product Farmers Market is held from May through September at The Shed, at the nearby State Fairgrounds.
