Secluded suburbia in west Springfield

Situated 6 miles west of Downtown Springfield, West Koke Mill is part of a cluster of suburban neighborhoods surrounded on three sides by secluded farmland. As a result, this community offers a sense of privacy without giving up nearby restaurants, good schools and convenient shopping. One of Springfield's smaller neighborhoods, West Koke Mill's local amenities and quiet atmosphere have made it a popular choice for families.

Modern-made ranch-style and craftsman homes

Single-family homes cluster around the northern reaches of the neighborhood, though over two-thirds of the area is dedicated to apartments and duplexes. Most homes were built in the 1990s, giving the area a clean, modern atmosphere. Double car driveways are a common sight, along with wooden decks, eccentric mailbox décor, porch chairs and other suburban fixtures. Ranch-style and craftsman homes are the most popular architectural styles, and they often spend less than a week on the market before selling. Ranch-style homes typically sell from the high $100,000s to the low $300,000s, while larger craftsman-style homes run between the high $200,000s and the low $300,000s.

Students can begin their education at Lindsay Elementary School, which has a B-minus from Niche and a team of teachers that kids will recognize one year after the other. "When teachers come here, they stay here," says Lindsay Elementary principal Jennifer Hanson-Russell. "We have a 97% retention rate." Afterward, students can head to Grant Middle School, which has a C. Finally, they’ll attend A-ranked Springfield High School, which has developed a reputation for excellent academic work and extracurricular activities. "We have 18 Advanced Placement classes, 5 college dual credit courses, and over 30 Honors classes,” says Lisa Leardi, principal of Springfield High School. “That’s in addition to 40 different after-school sports, activities and clubs."
