A neighborhood emerges around a high school

With the development of Kickapoo High School in 1971, growth was brought to the area of south Springfield that’s known as Kickapoo. As one might guess, the name derives from an American Indian tribe whose village was settled on the grounds now occupied by the school. The land was originally designated Kickapoo Prairie, and while some public green spaces remain in the surrounding area, this neighborhood is more known today for an eclectic collection of housing types that encircle the high school. “It's a very mixed area,” says Tammie Tucker, an agent at A.R. Wilson Realtors. “When I talk about a mix, there’s affordable; there are apartments; there are upper-end homes. The neighborhood has always retained its value.” Other locals, like June Hicks, a former secretary at Grace Church of the Nazarene, say that homeowners are attracted to the range of amenities and quiet lifestyle. "Kickapoo has an assortment of schools, hospitals and places to shop at the edges, but inside the neighborhood it's not quite as busy," she says.

Ranches in the $200,000s

Kickapoo’s home prices tend to hover in the mid $200,000s, which is typical for Springfield, says Tucker. But the assortment of housing types – from two-bedroom condos to three-bedroom ranches to large, modern homes with five or more bedrooms – means prices can vary from the low $200,000s to the high $300,000s. But overall, homebuyers will consistently notice suburban streetscapes featuring sidewalks that curve past mature trees. Lawns tend to be sparsely decorated with a few hedges, and brick homes present muted shades of brown, rust and tan.

Succcess stories at Kickapoo High

Well regarded schools also catch the attention of homebuyers, Tucker adds. Chief among them is Kickapoo High School, which stands in the heart of the neighborhood. Academy Award-winning actor Brad Pitt is a former student, but the school is notable for more than its alumni. Great Schools scores Kickapoo a 9 out of 10 when it comes to college readiness, indicating students are far ahead of what’s typical in high schools across the state. Niche gives the school a B-plus overall. Meanwhile, Horace Mann Elementary earns a B-minus and Carver Middle earns a C-plus. Children from prekindergarten through 12th grade can also enroll in The Summit Preparatory School, the neighborhood’s private education option that Niche ranks as the sixth-best Missouri high school for the arts. "Many of the students will come over to the church to use the gym," Hicks adds.

Sports in Kickapoo

Across the street from Kickapoo High School, residents will find public athletic facilities: Gillenwater Park & Tennis Complex boasts 12 lit tennis courts, allowing visitors to volley with friends either day or night. Those who prefer not to play sports can check out the picnic tables and playground that populate Gillenwater’s grassy fields. Twin Oaks Country Club is just south of Kickapoo, tucked right below Route 60. It’s known among golf enthusiasts for having cozy, magazine worthy aesthetics like decorative waterfalls, diverse trees and ornamental clock towers.

Relaxed suburban amenities

Entertainment, shopping and dining in Kickapoo tends to take on a relaxed suburban quality. For example, the west side is home to Springfield’s only Alamo Drafthouse, a theater chain that screens new blockbusters and hosts parties inspired by cinematic classics. The fare isn’t restricted to popcorn and candy: Alamo Drafthouse offers a full menu and a selection of 30-plus brews that 417 Magazine readers named one of the best beer menus in the city. Sweet treats are always a reliable diversion, and it’s only half a mile from the theater to Pineapple Whip. A local favorite since the ‘70s, Pineapple Whip is known fruity soft serve ice cream flavors like lemon berry. There are more intimate dining experiences, too. For grocery shopping, an Aldi sits on the north side, in Battlefield Plaza. But there are small health food stores and big-box options like Target scattered about as well.

A car is a crucial convenience in Kickapoo

A car can be a great convenience in Kickapoo, especially for exploring commercial corridors like Campbell Avenue on the west end – but these have bus lines, too, so public transportation is always an option. Battlefield Road to the north and National Avenue to the east are also trafficked by buses. Route 60 to the south is a reliable choice for commuters who want to make the 5-mile trek to downtown Springfield: it links up with the Kansas Expressway, resulting in a 12-minute trip. On the residential front, tree-lined sidewalks present an appealing environment to pedestrians.
