Elmwood is a small suburb between York and Interstate 83
Elmwood condenses industrial workplaces and modest suburban villages, and residents live a quick drive away from popular York County retail hubs. The community is settled beside the bustling Interstate 83 corridor and between the towns of York and Springettsbury for shopping runs or dining destinations, while the state capital of Harrisburg is a half-hour from home for work. Most homes are established, with little room for new development. “Elmwood is within the Suburban School District, where there’s really been no land left for years,” says Sandra Fake, a sales associate with Coldwell Banker with 29 years of experience in York County. “That means not much is available as far as new construction.”
York shopping and dining on Market Street, and local establishments
Locals can head a mile east on Market Street to shop at Walmart and Home Depot or Weis Markets and Giant for groceries. Belmont Bean Co. is the local coffeehouse in the neighborhood, serving bagels and latte flights. Folks can also head less than a mile south to Victor’s Italian Restaurant, an upscale trattoria-style establishment in a renovated church that offers wine, short rib tortellini entrees and crème brulee for dessert.
Weis Market is a popular grocery option for many of Elmwood’s residents.
The Belmont Bean Co. is a comfortable meeting spot for many of Elmwood folks to chat over coffee.

Single-family Postwar homes around the neighborhood
Homes in Elmwood range from $175,000 to $320,000, varying by age, remodel status and square footage. The neighborhood is populated with brick ramblers, Cape Cods, split-levels and Foursquare-style homes built from the turn of the century through the Postwar era. Semi-detached townhouses are also available in the community. “Elmwood is an old section of town,” says Fake. “People usually take care of their homes, so it’s hard to find fixer-uppers in this area.” Residents drive down narrow, uniform streets and alleys surrounded by trees and appreciate the community’s Pennsylvania small-town atmosphere. Saint Andrew’s Episcopal Church is within Elmwood and has been open to community worshippers for well over a century.
Although just a single story, the rambler-style home features a wider footprint and more living space than a traditional ranch home.
Cape Cod homes in Elmwood vary according to the tastes of their owners with some having metal roofs while some feature a pediment above the front entrance.

Locals watch plays at Belmont Theatre or exercise at Elmwood Park
The Belmont Theater is a historic live performance venue within Elmwood, where locals have come out to watch plays for the last 85 years. The Belmont first opened during the Great Depression, when thespians from York decided to work together and form a small theater to entertain and uplift the community. Both Elmwood Park and Windsor Park are within the area and feature playgrounds and basketball courts.
After school lets out, many families head to the playground at Windsor Park.
Whether on stage or off, The Belmont Theatre offers Elmwood volunteers the chance to share their talents, creativity and self-expression.

I-83 leads to Harrisburg in half an hour
Commuters can access Interstate 83 from Elmwood Boulevard and take it north 27 miles to Harrisburg, which is usually a 30-minute drive, depending on traffic. Elmwood also hosts an industrial corridor between Interstate 83 and U.S. Route 30, so warehouse and manufacturing employees only have to drive a couple of minutes to get to work. Rabbit Transit buses stop along East Market Street for folks traveling between York and Springettsbury Township.
York Suburban School District earns high marks for the region
York Suburban School District serves Elmwood for education and is ranked as the No. 1 best school district in the York Area on Niche. Students can attend East York Elementary, York Suburban Middle and York Suburban Senior High School, which all receive A-minus ratings from Niche. York Suburban High is also well known for its college prep options, with Honors and Advanced Placement courses available, as well as a College in the High School program, for students to earn college credits before graduation.
York Suburban High School serves around 875 students in grades 9-12.
East York Elementary School is a highly rated, public school located in York, PA.
