The Mot-Carterville area is a mostly undeveloped rural expanse west of U.S. 371 near the Louisiana-Arkansas border, split between Bossier and Webster parishes. Residents have access to small cities like Springhill as well as a relatively straight shot to the larger city of Shreveport. “It’s an outdoor enthusiast area,” says Joshua Hanson, a broker with Lark Realty. “There’s tons of fishing, hunting and offroad activities. It’s the country. You’re out here to have some peace.”
Mot-Carterville lies just a short drive from Shreveport, making city life easy to access.

Single-story properties surrounded by woods, plus land available for development
Homes are rarely for sale in the area. The few that come on the market are usually single-story properties varying greatly in style, from traditional to log cabins to manufactured houses. They usually sit on lots of a half-acre or more and range from $90,000 to $135,000. While residences are sparse, there is a lot of available land, typically from $4,000 to $15,000 per acre. The region’s main roads are paved, but smaller roads can be dirt or gravel, and all of them lack sidewalks. Streetlights are rare in the heavily wooded area. The area has a CAP Index crime score of 1 out of 10, well below the national average of 4.

Hunting, offroad racing and video poker within a few miles
Hunting is popular here. Deer season runs Dec. 5 through Jan. 12, if using a firearm. Duck season is open from November through January on specific days. Other animals can be hunted at different times throughout the year. The nearby Bodcau Wildlife Management Area has opportunities for hunting as well as camping and fishing on Ivan Lake. Los Paloma Sporting Range & Event Center lets guests fire at sporting clays thrown from 20 stations. It also has a skeet shooting field designed to Olympic dimensions. Muddy Bottoms ATV & Recreation Park has around 5,000 acres for riders to explore, though it is only open for specific festivals and private events. “People will line up for miles to get into that park, dragging their trailers and ATVs along,” Hanson says, noting that it even attracts out-of-state riders. In Springhill, Cash Magic Casino has a variety of video poker machines. The region has several churches, including Salem Baptist Church.

Greek food, pizza and shopping in nearby Springhill
Residents have to drive to neighboring commercial centers for shopping and dining. In Springhill, Chania Greek Restaurant serves authentic entrees like lamb shanks. The Butler House Bistro & Pizza Pro is within a historic residence and has Southern-inspired food. Chavo’s Mexican Restaurant’s meals are a balance of traditional and modern elements. Coffee on the Red awaits customers in Bossier City, on the way to Shreveport. The city also has a Piggly Wiggly grocery store and a Walmart Supercenter.

Students are served by Bossier Parish Schools. They can attend Benton Elementary School, which holds an A-minus Niche grade. Benton Middle School gets an A score. It earns an A-minus grade.

Close to major highways and Springhill Medical Center
Louisiana state highways 2 and 157 cut through the region, and U.S. Route 371 is a few miles east. A railroad acts as the community’s northwestern border. Springhill is around 15-20 miles away, depending on a resident’s location in the area. Shreveport Regional Airport is close to 50 miles away. Springhill Medical Center is a 48-bed hospital that opened a new emergency wing in 2025. Hanson says tornadoes occasionally hit the area, but not frequently enough to be a major concern.
Highway 157 in Mot-Carterville connects the neighborhood to Shreveport and Springhill for easy access to retail and restaurants.
The Shreveport airport is only a short drive from Mot-Carterville offering easy travel.
