State College South a popular place for Penn State alum to settle
State College South, a mile from downtown State College Borough, is set between the historic Highlands neighborhood and the private Centre Hills Country Club. The area is bordered by the small shopping district lining South Atherton Street. Many Penn State alums settle in State College, some right after graduation and others later in life. “We have the largest living alum,” says Peter Chiarkas, a real estate agent with Kissinger Bigatel & Brower Realtors. “They wanna be here, and it’s where they wanna stay.”
“One of the things I like about State College, everything is convenient,” says Larry Walker, associate broker and partner at Kissinger Bigatel & Brower Realtors. While the primarily residential area is tree-lined and walkable, it is still urban and, like most of State College, accessible to downtown and The Pennsylvania State University. Its slight distance makes it a somewhat quieter neighborhood, away from the activity of the university. Homes are bordered by trees and built away from the noise of South Atherton, a popular thoroughfare. In State College South, residents get both convenience and quiet.

Winding streets are bordered by rows of homes set back from the street, with backyards expansive enough for a garden or small greenhouse. Sidewalks and manicured curb lawns border roadways. Mature trees provide shaded areas for front and backyards, adding to the suburban feel of the urban location. Most homes were built in the 1950s and are in ranch, minimal traditional, saltbox and split-level styles with red brick and vinyl siding. These range from $275,000 to $650,000.

Shopping and dining along South Atherton Street
South Atherton Street borders the area and has a small collection of retail stores, fast-food restaurants and strip malls. Groceries are available along Atherton at Giant grocery store and in Westerly Parkway Plaza at Wei’s Market. “From a restaurant and business perspective,” says Walker. “The North Atherton side of State College has more options. I live on the south side of town and would describe it as a little bit on the quieter side of State College.” Residents head downtown or up to North Atherton Street for more grocery options and local shopping and dining. Residents have easy access to restaurants in Boalsburg, 3 miles away. Duffy’s Tavern offers upscale dining in a Colonial Revival home from the 1800s. Kelly’s Steak & Seafood has a more modern vibe for its hearty American dishes. It's also known for its statue of a giant steer on the roof.

Festival of the Arts in downtown State College
“We have an arts fest that occurs every year,” says Chiarkas. “Local vendors in and out of state come. The downtown will shut down, and it’s just one big fair.” The Central Pennsylvania Festival of the Arts occurs annually in July. Attendees can purchase and admire handcrafted goods, from baskets to watercolor prints. Religious services are held at Grace Fellowship Church, Penn State Young Kwang Korean Presbyterian Church and State College Chinese Alliance Church.
Award-winning theater at State College Area High School
State College Area School District receives an A-plus from Niche and serves State College South. Children may attend Easterly Parkway Elementary School, located within the neighborhood, and Mount Nittany Middle School. Both Easterly Parkway and Mount Nittany receive an A. Students advance to State College Area High School, which receives an A-plus. In 2024, students from State College Area High School took home best lead actor in a male role, student design and most valuable person at the Isaac Awards in Altoona, which honors high school performers and crew members in nearby counties.

Residents walk their dogs in Lederer Park
Lederer Park offers walking trails and cookout locations in a stretch of greenery along University Drive. Residents often walk their dogs in the area. Nearby, the Centre Hills Country Club is State College’s only private golf course. The club was founded in 1921 and has three nine-hole greens totaling 27 holes. For nongolfers, the club has a fitness center, pool, club house and other facilities and exclusive events for members.

Traveling to Pittsburgh and New York on Interstates 99 and 80
Amenities along South Atherton Street and nearby parks are within walking distance. Residents can drive along Atherton to reach downtown Boalsburg and Penn State restaurants. “Traffic is a nonfactor other than seven home football weekends,” says Walker, about Penn State football games held at Beaver Stadium. “The population doubles for those seven home football games,” says Walker.
Residents use nearby Interstates 99 and 80 to travel outside the area or to New York and Pittsburgh. Bus stops line Atherton Street for public transportation. The State College Regional Airport is 7 miles away, and the Mount Nittany Medical Center is 4 miles away.
State College South has access to many bus routes that run to and from campus on South Atherton.
Mount Nittany overlooks State College South and residents can enjoy an adventurous hike.
