A suburban lifestyle on Staten Island across the Verrazzano Bridge
Flanked by Upper New York Bay, Clifton is a waterfront community that offers a laid-back yet connected lifestyle on Staten Island. “Clifton is a great location because it’s close to one of our biggest bridges, the Verrazzano Bridge,” says Gary Fleming, owner and broker of Emerald Elite Realty. “Convenience to Manhattan is a key thing for everybody here.” Whether by train, ferry or car, Manhattan is easily reachable, yet Clifton residents enjoy a more laid-back lifestyle that the island provides. Proximity to the diverse eateries along Bay Street pair with scenic waterside views and a mix of established single-family homes on tree-lined streets offer a suburban feel, but Fleming says Clifton’s appeal still lies in its easy access to the heart of the city. “The big draw is the closeness to Manhattan,” he emphasizes.
Diverse eateries on Bay Street, outlet shopping in St. George
Aptly named Bay Street, which hugs the waterfront, houses a majority of the neighborhood’s restaurants and a handful of local shops. “Bay Street is a popular area for restaurants, and there are a lot of new restaurants opening all the time,” Fleming says. “It’s very diverse; there are all kinds of ethnicities when it comes to food.” Adorned with bamboo lamps and unique South Asian décor, Lakruwana offers a menu of Sri Lankan specialties. Just a few doors down, eclectic chandeliers illuminate the elevated Italian dishes served at Vinum Tuscan Restaurant and Wine Bar, which features cozy wood-paneled and exposed brick interiors. Further inland, Mona’s Cuisine is loved for its no-fuss African and Caribbean-inspired plates. Locals shop brand-name retailers like H&M, Nike and Levi’s at Empire Outlets, about 2 miles north of Clifton. Nearby grocery options include Market Fresh Supermarket and Key Food Marketplace.
Waterside views and lakeside recreation
Clifton’s location along the water puts residents steps away from scenic bayfront views. “People are close to the waterfront,” Fleming says. “It’s not a beach area, but a walking area with water views that oversee the Manhattan skyline.” Just north of the neighborhood, folks can stroll along the Stapleton Waterfront Park and stop at the Canal Street Waterfront Observation Deck. The Rev. Dr. Maggie Howard Playground provides play structures for children as well as sports facilities like basketball courts. Nearby, Tappen Park provides open green space and often hosts community events such as the Fall Freedom Festival. The one-day October fest features kid-friendly activities, including pumpkin painting, haunted walkthroughs and storytelling. About a mile east of the neighborhood lies Silver Lake Park, a 209-acre tract with trails along the picturesque Silver Lake, as well as sports fields, tennis courts and the 18-hole Silver Lake Golf Course. The park also has a dog park for canine companions. Eibs Pond Park is a protected wetland home to a bounty of plant and bird species south of Clifton.
A mix of single-family and multi-family homes
Single-family and multi-family properties sit side by side along tree-lined streets, offering a true residential feel. “It’s an older area, so it’s a mix of semi-attached and detached homes, with a few housing complexes,” Fleming says, adding that the variety reflects the diversity of the community. While rental units make up the multi-family buildings, single-family homes range from duplexes to more stately detached Victorian builds. Townhouses can range in price from $230,000 to $680,000. Semi-detached duplexes, listing from the low $400,000s to the mid $700,000s, often feature brick and aluminum-siding exteriors with fenced-in front yards and built-in garages. The same price range applies to the Tudor, Craftsman and colonial-style single-family homes on the shady streets of Vanderbilt Avenue.
Small class sizes on Staten Island
Students in Clifton may start their education at P.S. 78, which serves prekindergarten through fifth grade, before advancing to I.S. 49 Berta A. Dreyfus. Both schools earn B-minus grades from Niche. Concord High School receives a C grade. With a population of under 200 students, the high school’s motto is "Small School, Small Classes, Big Results." The school offers paid internship opportunities and co-op classes, including carpentry and graphic design, to prepare students for life after graduation. Wagner College is a private, liberal arts institution just outside Clifton that prides itself on small class sizes and offers undergraduate and graduate programs.
Getting around by car, train, foot and ferry
For this island community, public transportation is available by train, bus and ferry. “The train that runs through town is a great feature for people that commute to the city,” Fleming says. The Staten Island Railway line runs the entirety of the island, with stops at the Clifton train station. The Staten Island Ferry is an option for connecting to Manhattan. “You hop on the train and go right to the ferry, but the ferry isn’t even that far for people who like to walk,” Fleming adds. “They can get to the ferry pretty easily.” The free shuttle leaves from the St. George Ferry Terminal every 30 minutes, and every 15 minutes during morning and evening rush hours. For car drivers, the Staten Island Expressway, or Route 278, stretches the length of the island, connecting to New Jersey to the west and Brooklyn to the east.
