Throughout Eltingville’s residential streets, prices for single-family homes start in the mid $500,000s for ranches and Cape Cods with seaside-inspired wood shingling. Larger colonials are priced from $650,000 to $1.1 million, depending on age and lot size, and along the water, semi-detached houses are priced around $700,000 — although some with amenities like in-ground pools can go for $1 million. New traditional-style mini mansions start around $1.3 million, and select gated estates can reach $3.5 million. Farther inland, brick and vinyl rowhouses are priced around $600,000, and in Aspen Knolls Estates, a 944-unit development in the northwest corner with a pool and tennis courts, townhouses are priced from the mid $300,000s to $550,000. There are also a few low-rise condo complexes with units from $250,000 to $500,000. For two-family houses, prices start at $750,000 for raised ranches and go up to $1.4 million for new traditional buildings.

Great Italian food — in both casual and white-tablecloth restaurants — is always within reach in Eltingville. Pizzerias are in the Amboy and Eltingville shopping centers in the middle of the neighborhood, as well as fine-dining Le Malt Imperiale and a Stop & Shop supermarket. Near the water, Hylan Boulevard has more Italian eateries, as well as sushi and Chinese spots. At the north end, Greenridge Plaza and the Atrium Mall have retail shops and a movie theater.

If someone wants that, Eltingville is a great spot for them to look.”
Excellent schools in a top-ranked district
School District 31 covers all of Staten Island and has an overall A grade from Niche, as well as A-plus grades for student diversity and school administration. Local Eltingville students in preschool through fifth grade can attend P.S. 42, which has an A grade from Niche. In neighboring Great Kills to the east, I.S. 24 middle school also has an A grade, and farther east in New Dorp, the Staten Island Technical High School has an A-plus.

Sandy beaches to the south and nature up north
During the summer, residents can either enjoy nearby Crescent Beach or larger Great Kills Beach across the harbor. On the west side, Martinson Playground has play structures and a large splash pad for kids, and at the north end, Brookfield Park is an open marshland with nature trails for wildlife viewing. Plus, the South Shore YMCA in the middle of Eltingville has programming for kids and adults.

Lengthy interborough commutes with easy expressway access
Commutes into Manhattan take 1 hour from the Eltingville Staten Island Railway station and transferring to the Staten Island Ferry, and express buses have a little over a 1 hour ride. Driving takes closer to 2 hours during rush hour, but for long-distance trips, Newark Airport is easy to reach by taking Richmond Avenue up through the middle of the neighborhood and getting on the Staten Island Expressway.
Staten Island Expressway is the fastest way to get to New Airport from Eltingville.
