When the Verrazzano-Narrows Bridge opened on the east side of Staten Island in 1964, New Yorkers began pouring across the bay to escape densely congested neighborhoods in Brooklyn and Queens — a practice that continues today. “The big draws are parking, having a driveway and quiet blocks,” explains Kevin Bryant a licensed real estate broker at Compass. There’s not much traffic in the neighborhood; it’s a neighborhood made of cozy residential side streets. However, its proximity to the bridges, highways and Staten Island Ferry makes it centrally located.

Home prices hover in the neighborhood of $400,000 to $800,000 and the median home price is roughly $506,000. Much like other neighborhoods on Staten Island, Graniteville has a healthy array of housing styles including Colonial, Cape Cod, Tudor and High Ranch. “You see a lot of townhomes, semi-attached homes and condos in Graniteville,” says Bryant, which makes the neighborhood a good choice for a starter home. A 1980s 2-bedroom condo with a dedicated parking garage lists for between $400,000 to $450,000, while a 2000s 3-bedroom townhouse with a dedicated outdoor parking spot could fetch between $500,000 to $680,000. Likewise, a 1970s semi-attached Tudor-style home with 4 bedrooms starts at $650,000.

Two local parks named after Granite, including Graniteville Quarry Park
Without getting into it too much, Graniteville was actually named after its association with the granite industry. Trap rock quarries were operating in the neighborhood from 1841 to 1896. However, according to College of Staten Island professor, geologist Alan Benimoff, the name is a misnomer, as the quarry contained no granite. All that being said, Graniteville Quarry Park – once a dumping ground and now a city park – is a unique geological area characterized by its otherworldly rock and mineral formations. Similarly, Graniteville Swamp Park Ecology has been designated an area of protection by the Harbor Herons Wildlife Refuge, as it serves many vital ecological functions, such as recharging groundwater, filtering runoff from surrounding areas, storing stormwater to prevent flooding and stabilizing water levels.

Within the bounds of Graniteville, there are a few options, including legendary Mike’s Dakota Diner, a classic local favorite known for its Greek specialties. Outside the neighborhood, there’s a quant cocktail and oyster bar, The Coupe, which also hosts Burlesque performances. Blue serves Mediterranean specialties in front of floor-to-ceiling windows, which by night is charming to watch boats pass by along the Kill Van Kull. To satisfy that shopping itch, residents can drive just 3 minutes to Staten Island Mall, which includes all the big-box names like H&M, Sephora and Macy’s. For groceries, residents can shop at the local ShopRite. There are more options, including Trader Joe's, Target and Western Beef, just a short drive away.

The neighborhood is in close proximity to various transportation options. The Staten Island Expressway borders the southern edge, while the Dr. Martin Luther King, Jr. Expressway bounds the eastern half. The Verrazzano Bridge to South Brooklyn is eight miles from Graniteville. Meanwhile, the Goethals Bridge to Elizabeth, New Jersey is five miles away, and the Bayonne Bridge to Bayonne, New Jersey is approximately four miles. For those commuting to Manhattan, Midtown is 16 miles to the north, with express bus services such as the SIM30 and SIM33 available. The S48 and S98 buses provide a route to the Staten Island Ferry in St. George, which is about five miles to the east.

Safety in this area is great. We have a fire department and a police department which are always on top of the safety around the area and always helping out the people.

The neighborhood is definitely getting worse. We have heard of break ins and attempts at car stealing in my neighborhood and on my street. A few times, my car tires were damaged because someone had left nails in front of the car.
