True to its name, Mariners Harbor once served as an oyster port in the 19th century, although little evidence remains from that era. More evidence remains from the historic neighborhood’s industrial shipyard days, largely hidden behind a fenced-in waterfront. Today, the Mariners Harbor Yacht Club is the only business taking advantage of the water. But this North Shore section along the Kill Van Kull has also become a multicultural haven, home to Polish restaurants and mosques, where it’s still possible to find housing deals.
“It’s usually really difficult to buy a house in New York City,” says Minnie Lin of Momentum Real Estate. “So a lot of my clients are really surprised when they see how affordable the houses are in Mariners Harbor.”

Modest semi-detached homes and investment opportunities
Older semi-detached homes, modest single-family homes, townhomes and investment properties represent the bulk of the housing stock, and line streets named after the town’s early Dutch founders, like Van Pelt Avenue. Areas near the waterfront have a dense residential vibe, while other streets are leafier with slightly more land. Prices start around $300,000 for compact single-family and attached homes. Two-family homes dominate the higher end, selling between $700,000 to $850,000 for up to five bedrooms. The median price is $500,000, which is almost $200,000 cheaper than homes on Staten Island’s eastern half.

Close proximity to bridges, highways and Staten Island Ferry
The Staten Island Expressway rushes past the neighborhood’s southern edge, with the Dr. Martin Luther King, Jr. Expressway hemming in the eastern half. Mariners Harbor is eight miles to the Verrazzano Bridge to South Brooklyn, five miles to the Goethals Bridge to Elizabeth, New Jersey and about four miles to the Bayonne Bridge to Bayonne, New Jersey. Midtown Manhattan is 16 miles north and there are express bus options, including the SIM30 and SIM33. The S48 and S98 take riders to the Staten Island Ferry in St. George, about five miles east.
Mariners Harbor residents have quick access to Staten Island Expressway for easy traveling.
The SIM33 bus run several times a day to get Mariners Harbor residents to Manhattan and back.

Multi-ethnic restaurants and supermarkets throughout
Businesses stretch along Richmond Terrace and Forest Avenue; the former parallels the waterfront and it’s not uncommon to see vacant buildings covered in graffiti. But there are also reliable go-to's like Eden’s Deli & Bagels for breakfast sandwiches and L&B Homemade for Polish pierogies. Locals head to Forest Avenue, a major route edging the neighborhood’s southern end, for fruit-dipped chocolate from Dippy Chocolate, halal groceries from Mekkah Mart, or Chinese staples from the recently opened Asian Foods.
There are some major retailers along Forest as well, like Lowe’s and Kohl’s. Additional food shopping includes Western Beef and ShopRite in adjacent Graniteville.
Mariners Harbor residents like to go to L&B Homemade Food for authentic Polish meals.

Major greenspace project is in the works
The not-so-big Big Park covers about three acres and is a popular hangout thanks to its central location. Kids beeline for the playground and splash pad in warm weather, with older youth heading to the basketball courts. Richmond Terrace Park is new as of 2019, an 11-acre waterfront addition with a woodland path and distant views of Bayonne across Newark Bay. Kayakers can launch from nearby Old Place Creek and paddle to Arthur Kill. For more boating options, the members-only Mariners Harbor Yacht Club accommodates boats large and small.
Designed to evoke an open oyster, Mariners Harbor Public Library is a nod to the town’s maritime past; in fact, New York City's Design Commission gave it an Excellence in Design award. The library offers after-school programs and STEAM Discovery Kits for youth who are into the likes of robotics and astronomy.
Mariners Marsh Park is a new undertaking along the waterfront thanks to more than $1 million from the state that will revitalize and transform 178 acres of post-industrial landscape into a revitalized wetland with recreational opportunities.

Top-rated middle and high school options
Public school students begin at Thomas C. Brown until fifth grade, which has a C-plus Niche rating, before advancing to Edwin Markham in Graniteville, a high-achieving middle school with an A grade. Students feed into Port Richmond High School in neighboring Port Richmond, and the B-rated school offers different specialized tracks, from Culinary Arts to Computer Science. Some departments require admission tests for entry, including the Honors program for math and science.
