A Mid-Island neighborhood known for its vibrant retail scene
When the Verrazzano-Narrows Bridge opened in 1964, it was a banner year for all of Staten Island. Over the years, New Springville, a previously rural, farm-laced area in the center of the island, was transformed into a bustling commercial hub. The housing stock is still growing, meeting demand from homebuyers who want an urban lifestyle in New York City’s most residential borough. “Homebuyers like New Springville because they have easy access to tons of shopping options and lots of public transportation,” says Kevin Bryant, a Staten Island native and licensed real estate salesperson at Compass. New Springfield may be bustling, but it’s almost entirely surrounded by parks, waterways, creeks and several freshwater springs, hence the name. This multifaceted neighborhood ticks a lot of boxes for homebuyers and has embraced its role as a place for change and growth within larger Staten Island.

Staten Island's primary shopping district
When developers introduced large-scale commercial buildings to the area, nationwide retailers promptly moved in. Today, there’s everything from Target and Best Buy to Costco, Trader Joe’s and Panera Bread. The most notable development, however, is the Staten Island Mall, where residents can find jobs, retail and recreation. It houses over 200 stores, including Macy’s and Apple, and various dining options including fast-casual spots like Chipotle, sit-down restaurants like Outback Steakhouse, and eat-play chains like Dave & Buster’s. Most of this retail is only available in New Springville—otherwise, Staten Islanders need to leave the island. Bryant adds that residents are close to quieter areas with local businesses, as well. Just south, Richmond Road has Main Street Coffee, based in a charming Federalist-style house, and Mark's Bake Shoppe, a beloved establishment known for its fun donut flavors.

Residents take advantage of the surrounding green space
New Springville is home to Freshkills Park, a 2,200-acre landmass triple the size of Central Park. Once the world’s largest landfill—it shut down in 2001—the area is being converted into an enormous park that will open in phases, with an expected completion date of 2036. The first phase, called Freshkills North Park, is now open and features a picnic lawn and two birdwatching towers overlooking Main Creek. Other open sections are New Springville Greenway, a 3.2-mile cyclist and pedestrian path, the Owl Hollow Soccer Fields and the Schmul Park playground. LaTourette Park has a golf course and Heyerdahl Hill, one of the highest points on the East Coast. The scenic Willowbrook Park sits to the north with kayaking, a butterfly garden, fishing, an archery range and a handicap-accessible carousel.

Homebuyers will find plenty of options
One-third of New Springville’s property is commercial, with another third claimed by apartment buildings. Still about two-thirds of residents are homeowners, not renters. “You have a mix of condominiums, attached or semi-attached homes and large, single-family houses,” Bryant says. On the low end of the spectrum, one- or two-bedroom condos cost between $300,000 and $490,000, depending on size and amenities. Most condominiums have simple brick or vinyl exteriors and are located near the commercial district. Prices for townhouses and three-bedroom condos hover around $550,000. Single-family homes, detached and semi-attached, offer private outdoor space, driveways and garages. These properties typically range from $650,000 to $800,000. New, contemporary single-family houses start at around $800,000, and large two-family homes command between $900,000 and $1.2 million.

Well-regarded public schools are available
Neighborhood children can remain in New Springville for public school at each level. P.S. 69 Daniel D. Tompkins Elementary earns a B-plus from Niche, while P.S. 58R Space Shuttle Columbia Elementary School earns an A-minus and centers its curriculum around science and technology. Middle school I.S. 72 Rocco Laurie earns an A-minus. College of Staten Island (CSI) High School for International Studies is a feeder school for its namesake college, a CUNY campus. Students earn very high test scores and the school earns an A-minus from Niche.

Many bus routes traverse the neighborhood
The Staten Island Railway does not stop in New Springville, as the closest stop in Oakwood Heights is at least two miles away. Eight local bus lines serve the area, allowing residents to reach other parts of Staten Island, including St. George for the ferry. Another three express buses travel to Manhattan via Brooklyn in about 90 minutes, but service is limited, especially in the evenings.
