Tree-lined streets on the north shore of Staten Island
Randall Manor, an affluent Staten Island neighborhood, started as an old-age home for sailors on the Kill Van Kull, a tidal strait between New York and New Jersey. Established in the early 1800s, Sailors’ Snug Harbor eventually included everything from a music hall to a hospital, as well as living quarters built in grand Greek-revival style. The grounds featured gardens, a farm and a dairy. Captain Robert Richard Randall, a seafarer and philanthropist, funded the project in his will, creating one of the first charitable organizations in the U.S. in the process. Much of the development was preserved—now known as the Snug Harbor Cultural Center and Botanical Garden—and today, the leafy area “is known as a mostly upper-middle-class, upscale neighborhood,” says John Lauria, an agent at Tom Crimmins Realty and a native of Staten Island.

Limited inventory of single- and two-family houses
Randall Manor is a highly desirable residential enclave with primarily single- and two-family homes. Inventory in the area is limited, and competition can be heated. “There’s not that much turnover, and there’s a strong desire to live there,” Lauria says. “People coming to visit properties have lived there, grew up there or have relatives that live there, and want to get back.” Many historic homes date back to the early 1900s, and Tudor-inspired residences with landscaped lawns and gardens start at around $800,000. There are also colonial-inspired houses, ranging in price from just under $600,000 to around $840,000. Some newer ranches are also available, starting at about $530,000.

Gardens and museums at the landmarked Snug Harbor Cultural Center
Sailors’ Snug Harbor was one of the first properties designated by The New York City Landmarks Preservation Commission in 1965, thus saving it from demolition. Jacqueline Kennedy Onassis was instrumental in preserving the campus, now known as the 83-acre Snug Harbor Cultural Center and Botanical Garden. There are 14 distinct gardens throughout the grounds, including the New York Chinese Scholar’s Garden. Several institutions are also housed at the waterfront location, such as the Staten Island Museum, the borough’s children’s museum and the Noble Maritime Collection. Other greenspaces include Walker Park, with tennis courts and a cricket pitch, and Goodhue and Allison Pond parks, adjacent areas with mature trees and plantings, walking paths, athletic fields and sports courts.

Walkable to pubs and restaurants along Forest Avenue
“A good portion of Randall Manor is very close to Forest Avenue, which is our parade route, but also a business district. It has a lot of restaurants and bars,” Lauria says. “For young people, that is the place to be.” The popular pub Duffy’s—known for its burgers—is a Saturday night destination, while Northside Coffee serves brunch and regularly hosts musical and comedy acts. Essentials like a Key Foods Supermarket and a CVS pharmacy can be found on Forest Avenue, as well as stores like Gifted, an upscale gift shop. There’s also Blue, serving American cuisine with a view of New York Harbor.
A good portion of Randall Manor is very close to Forest Avenue, the business district.

Learning communities at nearby high school
Students can attend P.S. 18 John G. Whittier elementary school, which includes pre-kindergarten through fifth grade and gets a B-minus rating on Niche. I.S. 61 William A. Morris middle school is next, followed by Curtis High School; both have B ratings from Niche. The high school separates students into small learning communities based on their interests.

Near the Staten Island Ferry
The free Staten Island Ferry is the quickest way to get to lower Manhattan—crossing New York Harbor takes about 25 minutes. Randall Manor is about 3 miles from the St. George Ferry Terminal; residents can drive, bike or take the bus there. Drivers can take I-278 via the Verrazzano-Narrows Bridge. It’s about 20 miles to Midtown.
