On the south shore of Staten Island, Rossville is a comfortable community offering family-friendly appeal, well-regarded schools and proximity for Manhattan commuters. “A lot of people do move here because of the community,” says Stephanie Orefice, a Rossville native and current resident, who is an NYS Associate Real Estate Broker and NJS Real Estate Associate with Robert Defalco Realty. “It’s very conveniently close to shopping, and the 440 Expressway for anybody that needs to commute, so overall it’s a pretty desirable area.” Area natives who want to be close to family are inclined to stay or return and put down extended roots. The neighborhood is also home to Rossville AME Zion Church, a rare historically black church on Staten Island, and a huge nature preserve, which runs along the neighborhood’s western side.
Rossville
Colonial homes, townhouses and condos
The sidewalks along the shaded tree-lined streets pass by townhouses and colonial-style homes. A two-story semi-detached house might cost between $750,000 and $839,000. Brick and stucco townhouses go for $549,000 to $825,000. “There are some two-families in Rossville, but they’re not as easy to come by,” Orefice says. The area has a few condo developments, including Fawn Ridge, where a two-bedroom might cost between $430,000 and $479,000. Some condos use a townhouse-style layout, offering roomier living space with a community feel.
Restaurants and more in Woodrow Plaza
Nearby Woodrow Plaza provides shopping and dining options. “There’s Walgreens there, a bakery, an Italian meat store, Starbucks, Orange Theory; it’s really a great hub,” says Orefice. The area includes Eat Italian, which tosses classic pizzas and serves a slate of Italian specialties. Misaki Sushi and Islander Taste Chinese are a few doors down. Groceries can be found in the northern part of the neighborhood, at Ideal Fresh of Rossville.
Trails at Clay Pit Ponds State Park Preserve
To the west of the neighborhood, Clay Pit Ponds State Park Preserve is a sprawling nature preserve which offers walking trails, and areas for birdwatching and picnicking. There are also paths for horseback riding. The South Shore Golf Course sits between Alverson and Hugenot Avenues. Bloomingdale Park and Playground offers play structures, bocce courts and nature trails, about a mile south of the neighborhood.
Well-rated schools
Pre-K through fifth-grade students can attend PS 56 The Louis Desario School, which has an A minus rating from Niche. Frank D. Paulo serves middle school students and has an A rating from Niche. Tottenville High School has a B plus rating from Niche.
Express buses, plus the Hugenot station nearby
Most people make the commute to Manhattan by car. Bus stops can be found along Woodrow Avenue, and there are express buses to take residents into the city. Commuters can also take the train from the Hugenot station, about two miles away, to the Staten Island Ferry. The ferry ride is about 25 minutes to Lower Manhattan’s Whitehall Terminal.
