A Staten Island neighborhood with downtown Manhattan vibes
"In some respects, St. George is an extension of downtown Manhattan," says Eileen Harrington, an agent at Tom Crimmins Realty and president of the St. George Civic Association. The neighborhood is home to the historic municipal buildings of the borough, a vibrant nightlife scene, and the St. George Ferry Terminal, which has two Manhattan-bound vessels and also serves as a bus depot. Empire Outlets and the Staten Island University Hospital Community Park are just outside the terminal, offering far-reaching views of downtown Manhattan. The neighborhood has more co-ops and condos than other parts of the island—including new construction with units overlooking New York Harbor—and its status as a transit hub makes it a popular choice for commuters. "They've been building up the whole area for a few years," says Kevin Bryant, an agent at Compass. "You don't even need to have a car."

Factory stores at Empire Outlets and a year-round farmer's market
Empire Outlets opened in 2019 just steps from the ferry. It features major retailers such as Nike Factory Store, H&M and Nordstrom Rack, restaurants like Nathan's Famous Hot Dogs and Nori Sushi Shop, and vistas of the city and New York Bay. Other eateries are along Bay Street and Stuyvesant Place, from the Burrito Shoppe and Chang Noi Thai to the tapas bar Beso and pizza joint Pier 76. Groceries can be found at Key Food Supermarket on Bay Street. "We also have a weekly year-round farmers market right in the heart of the neighborhood. That's our weekend place," Harrington says. "It adds to the community feel in the neighborhood."

Three theaters, including the historic St. George Theatre
The Staten Island Playhouse and Shakespearean Theatre are at the Empire Outlets, offering classic performances as well as camps and classes. The 2,800-seat St. George Theatre—a Spanish and Italian Baroque-style venue that first opened in the 1920s—was recently refurbished and reopened in the neighborhood. It hosts a variety of productions, from comedy acts to musicals, and several restaurants are nearby. "We have a very vibrant nightlife scene here. The Saint George theater has really added to that scene," Harrington says. The National Lighthouse Museum is also in the neighborhood.

Co-ops and condos within walking distance of the ferry and amenities
St. George offers everything from pre-war houses to newly built condos. Streets on the north shore of the neighborhood, a historic district, are lined with Queen Anne residences and French-influenced abodes with mansard roofs. Single-family homes range from $500,000 to $900,000. The area has more multifamily housing than many other Staten Island neighborhoods, appealing to those looking for Manhattan-style housing with access to the ferry, as well as shopping and dining. Co-ops start at around $250,000 for a one-bedroom home, reaching $730,000 for a luxury two-bedroom residence. In a condo building, prices are more like $500,000 to $700,000 for a two-bedroom unit, but prices can reach up to $1.5 million for a three-bedroom penthouse in a new building with water views.

Local High School offers small learning communities
From Pre-kindergarten through fifth grade, students can attend P.S. 016 John J. Driscoll, which gets an A-minus rating for diversity and a B minus overall on Niche. I.S. 061 William A. Morris serves sixth through eighth graders with a B rating on Niche, who can then go to Curtis High School. Curtis offers small learning communities in areas including journalism, software engineering and nursing and gets a B rating from Niche.

I love living here in St. George . Like most downtowns areas it is especially special because the rest of Staten Island is more desolate and suburban . Here I have the best of busy city vibes mixed with beautiful nature and hills and a beautiful view of Manhattan's skyline . The neighborhood is more close knit than those of the over crowded Brooklyn or queens . There's a lot of local restaurants and bars around where everyone knows everyone and run by independent business owners.
