Found on the northeast side of Staten Island along the Upper New York Bay, the neighborhood of Stapleton has a rich and storied past. The area’s fresh springs spawned a robust brewery industry in the 1850s. Rail and shipping magnate Cornelius Vanderbilt grew up on a farm here in the early 1900s. Core members of the Wu-Tang Clan once lived in the area’s Stapleton Houses, the borough’s largest low-income housing complex. And like many neighborhoods in Staten Island, Stapleton was hit hard by Hurricane Sandy in 2012. Current-day Stapleton is a mix of small historic districts; an evolving food and drink scene and commercial corridor, and a sleek, amenity-rich rental development. It is also the focus of ambitious urban renewal efforts aimed at increasing the area’s economic opportunities, overall quality of life and climate resiliency. “It’s one of the remaining places on the North Shore that’s still somewhat affordable,” says Compass agent Joe Tirone.

Historical houses of many styles, attached and semi-attached homes
Stapleton is a neighborhood of houses in a wide variety of architectural styles, including Greek Revival, Dutch Colonial, Second Empire and Colonial Revival. Many such homes can be found in one of the two small historic districts here: the St. Paul's Avenue-Stapleton Heights Historic District on the area’s western boundary and the Harrison Street Historic District. “Renovated homes in the historic districts sell very quickly, because anywhere else in the city they would be double the price,” says Tirone. Expect to pay anywhere from $800,000 to $1 million for these. Houses also include attached and semi-attached townhomes. More modest single-families list for about $499,000 to $650,000, with most containing at least three bedrooms. Multifamilies start at around $650,000 and prices can climb to about $1.2 million for buildings with four or more apartments. Condition varies, with some houses needing significant work and others freshly renovated. While buyers may occasionally find contemporary townhomes and new construction, they are much less common, although Tirone notes that the area will see an increase in new development in the coming years.

Rail and ferry to Manhattan and easy access to Brooklyn via the Verrazzano Bridge
Stapleton provides excellent connectivity to Manhattan and other boroughs. Residents headed to Wall Street or Midtown can take a five-minute ride on the Staten Island Railway, caught at the Stapleton stop, and jump on the ferry at St. George terminal. It’s a 25-minute ferry ride to lower Manhattan, and it doesn’t cost a cent, although there is a fare for the train. The Verrazano-Narrows Bridge is located just south of Stapleton and delivers commuters directly into southwest Brooklyn. Buses also operate between the ferry terminal and Stapleton.
Residents headed to Wall Street can take a five-minute ride on the Staten Island Ferry.
Stapleton is less than 15 minutes from the Verrazano Bridge and the I278.

Smaller parks for play, a waterfront esplanade and hiking trails
Tappen Park is a small, shaded green space anchored by Edgewater Village Hall, a brick, Romanesque Revival-style structure that once served as the town’s meeting quarters. Reverend Dr. Maggie Howard Playground, named for an area activist, offers athletic courts, modern play equipment, a splash pad and a pool. The Stapleton Esplanade is a waterside park with grass, landscaped areas and benches that provides views of New York Bay, the Verrazano-Narrows Bridge and the Manhattan skyline. The esplanade is part of the larger, ongoing project The New Stapleton Waterfront, a $400 million effort to revitalize 20 acres with mixed-use buildings and open public space. On the neighborhood’s west side, the Serpentine Art & Nature Commons is an 11 ½-acre wooded nature preserve with hiking trails and a scenic overlook. The Lyons Pool Recreation Center in nearby Tompkinsville is home to an Olympic-size swimming pool.

Stapleton is a close knitted community, while the nightlife may not be as peaceful as one would wish, it's not a problem that occurs every night. Loud nights usually only happen during festive days, such as Fourth of July, Christmas, and New Years.
