Once home to sheep meadows and farmland, Staten Island’s Sunnyside is now a family-oriented community that’s walkable to parks and is convenient to both the St. George Ferry Terminal and the Verrazzano-Narrows Bridge via the Staten Island Expressway. The enclave was also once home to a healthy population of Italian immigrants who settled there because it looked like home, according to John Lauria, an agent at Tom Crimmins Realty. The Vanderbilt Family even built real estate in Sunnyside in the first half of the 19th century, some of which still stands. Today, the neighborhood offers tree-lined streets and “a diverse community, in terms of the types of homes, as well as the population,” says Lauria, a Staten Island native who has lived in Sunnyside since 1974.

Colonials and ranches in an upscale enclave
The housing stock is a mix of single- and two-family colonial-style, Tudor-inspired and ranch homes, with some townhouses and multi-family developments in the mix, according to Lauria. “Homes in the neighborhood are on the high side, price-wise,” he says. “If you’re lucky and find a house that needs work, it might be half a million. Prices can go up to well over $1 million, closer to $2 million as you go up the hill toward Grymes Hill. In Staten Island, homes on the hills tend to be the most expensive.”

A seamless school experience at Michael J. Petrides School
Students can start at P.S. 35 - The Clove Valley School, which has an A rating from Niche. In the sixth grade, they can switch to I.S. 27 - Anning S. Prall, which gets an A minus. Or there’s the B-rated Michael J. Petrides School, which starts in pre-kindergarten and goes through 12th grade for a “seamless” school experience, according to its website.

Sunnyside is walkable to three parks
Three parks border Sunnyside: Clove Lakes and Silver Lake to the north and Deere Park to the south. Clove Lakes has an ice-skating rink, walking paths and three lakes, while Silver Lake boasts a dog run, golf course and tennis courts. The Michael J. Petrides School is located in Deere Park, which is also part of the Staten Island Greenbelt Blue Trail, the borough’s 2,800-acre park system.
As the temperature rises, kids enjoy the fountain and playground in Clove Lakes Park.

Fine dining in Clove Lakes Park
The Stone House at Clove Lakes is a fine-dining restaurant in a stone cottage on one of the lakes in the park. It also has a Snack Shack and boat rentals, plus hosts special events. Other shops and restaurants are on Clove Road, including Road House for pizza and Italian food and Olive Tree Marketplace for groceries.
Roadhouse is a fine Italian cuisine restaurant since 1972 in Sunnyside.

A 10-minute drive to the Staten Island Ferry
Sunnyside is about 3 miles from the St. George Ferry Terminal; the free ferry service to downtown Manhattan takes about 25 minutes. Buses leave from Victory Boulevard, on the northern edge of the neighborhood next to the parks, and have passengers to the ferry terminal in about 15 minutes. I-278 runs east to west across the island, and drivers can get to the Verrazzano-Narrows Bridge in about 10 minutes.
St. George Ferry Terminal is 3 miles from Sunnyside and offers a free service to commuters.
The Staten Island Ferry runs every 35 minutes and is only 25 minutes from Sunnyside.
