Tottenville is primarily residential, with compact and well-manicured lawns, and a few culs-de-sac on the east side that signal high-end suburbia. “It’s more of an upper-class neighborhood in respect to the prices,” DeBellis says. “But there’s also a beautiful condo community on the beach where you can get more affordable property.” In Surfside Village, attached units range from vinyl condos for $450,000 to larger stone-and-stucco townhouses with pool and ocean views for $650,000. North, brick and vinyl semi-detached houses are priced from $550,000 to $750,000. Cape Cods and colonials start around $600,000 and go up to $1 million for larger or newer properties, and raised ranches start at $800,000. Two-family homes range from $750,000 to just over $1 million, and beyond that price point, single-family homes tend to be new traditional properties over 3,000 square feet with stone facades and Victorian or colonial details. Tottenville has several wooded parks on the east end, the biggest being North Mount Loretto State Forest, with hiking trails and fishing ponds. Nearby are baseball diamonds for Little League players, and up north are marinas for docking boats. On the west side, Conference House Park has a dog park, playground and a beach with views of New Jersey. “Nobody looks at Staten Island as a place with pretty beaches,” DeBellis says. “But to live right next to a beach, that’s kind of priceless.”Top-ranking schools in a grade-A district
Staten Island is served by School District 31, which Niche awarded A-plus grades for diversity and administration, and an A grade for overall performance. Local students in preschool through fifth grade can attend either P.S. 1 or P.S. 6, both of which have A grades. They can then attend I.S. 34 middle school, which also has an A grade, before going to neighboring Pleasant Plains to attend South Richmond High School, which has a B-minus.Celebrating Flag Day, Little League and Christmas
The Tottenville Civic Association hosts an annual Flag Day parade in June, with marching bands going up Amboy Road, and a Christmas tree lighting ceremony in late November where kids can meet Santa and decorate trees. The West Shore Expressway and Korean War Veterans Parkway are both a short drive northeast from Tottenville, giving residents easy access to New Jersey and the Staten Island Expressway. For commutes, the Tottenville and Arthur Kill Staten Island Railway stations offer transfers to the Staten Island Ferry, although express buses, which take about 1 hour and 20 minutes to reach lower Manhattan, are a bit quicker.Dining on main street or at the waterfront
Amboy Road, running east and west through Tottenville, is home to restaurants, cafes, delis and retail stores. Bagels, pizza and Italian desserts are all covered, and a few Mexican restaurants round out the neighborhood’s typical New York City dining scene. In the northeast corner, La Bella Marketplace sells specialty Italian foods along with groceries, and nearby, the Tottenville Commons shopping center has Top Tomato grocers and popular chain restaurants. During the summer, Angelina’s Restaurant and Paradise Island serve more refined fare with waterfront views.
