Situated on Staten Island’s north shore, West Brighton is characterized by tree-shaded streets lined with well-maintained sidewalks and large, nearby lakes and parks. Older Cape Cods, detached duplexes and colonial-style homes make up most of the housing, though a smattering of other styles like Tudor are also common. “West Brighton is unique in itself. It’s one of the busier areas, almost Brooklyn-like with its mom-and-pop stores and high-traffic streets, like Forest Avenue and Castleton Avenue. Richmond University Medical Center is also there,” says Kevin Bryant, a licensed real estate agent with Compass, who specializes in the area. One of the area’s perks is the proximity to the Staten Island Ferry which conveniently brings commuters to Manhattan.

Small local parks with sprawling green spaces nearby
Locals can enjoy Corporal Thompson Park, a small, recreationally focused green space, as well as Heritage Park along the Kill Van Kull waterfront. Outdoor activities are a big part of life in West Brighton, thanks in part to the two large, neighboring green spaces. Silver Lake Park spans 209 acres and includes a vast reservoir encircled by trees that bloom beautifully in the spring season, as well as sports fields, tennis courts and basketball courts. Also within the park is an 18-hole public golf course, and a dog run for furry residents and playgrounds for children. Nearby, the 193-acre Clove Lakes Park takes a different approach by maintaining much of the natural, wild environment around its three lakes. Designated a protected “Forever Wild” site, locals explore the area on foot via hiking trails and take advantage of the fishing, canoeing and paddle boating on the lakes. The Staten Island War Memorial Ice Skating Rink is open during winter months, and Clove Lakes has year-round soccer, football and baseball fields.

“It’s a big investment neighborhood with a lot of multifamily homes. On pricing, it goes all over the place,” says Bryant. Price points are slightly lower than the rest of the borough, averaging $733,520 per single-family home, with some options in the mid-$500,000 range. Buyers can find chic, three-bedroom colonials for around $710,000 and a renovated, four-bedroom for $809,000, but a fully-renovated colonial on a large lot can ask for upwards of $1.2 million. Brick-clad Cape Cods go for $799,000, and two- to-three bedrooms currently range anywhere from $750,000 to $799,000. New, detached single-family duplexes list around $829,000. One-bedroom condos typically start at $225,00, but are rare to come on the market.

No-frills, laid-back dining along Forest Avenue
Forest Avenue is the main thoroughfare, lined with stores like Key Food Marketplace for groceries, cafes for takeaway coffees, local markets for produce and restaurants. For comfort food, locals head to Sally’s Southern & BBQ for their chicken and waffles, while Pronto Pizza Pasta is the ideal spot for a laid-back slice of ’za. For sports bars and pub fare, Bryant recommends The Kettle Black and Jody’s Club Forest, adding that Burrito Bar is another neighborhood staple. While not technically in the boundaries of the neighborhood, The Stone House at Clover Lake is the go-to for date night or a fancy dinner, serving American fare beneath a beautiful cathedral ceiling ribbed with exposed wooden beams and chandeliers. Target is also in neighboring Port Richmond.

Big attractions for families
Near the waterfront, Snug Harbor Cultural Center and Botanical Gardens draws residents from all over Staten Island for its concerts, expansive greenery, historic architecture and Chinese Scholar's Garden. P.S. 45 John Tyler, an A-minus-rated school on Niche, serves prekindergarten students to fifth grade, as well as two other local elementary schools, including P.S. 18 and P.S. 019. I.S. 27 Anning S. I've lived in this neighborhood for almost 17 years the street I live on is very safe I'm close to the hospital which is great this neighborhood has lovely restaurants like Panini Grill, Cafe Milano and others. The people in this neighborhood are very friendly . We have some lovely parks Clove Lakes Park ,Silver Lakes Park and Walker Park just to name a few. it's also close to the Staten Island Ferry and just arrived on the 44 bus to the Staten Island Mall. The schools in this neighborhood a very safe but I would have to say if you don't have to send your kid to PS 18 then don't that's only from experience they have done a lot with that school but just the area I'm not too fond about.
